Location Requirement: Candidate must be located in or within close proximity to the Des Moines metro area. Serves as technical resource for maintaining, planning, executing and overseeing the operations of EMC buildings. Troubleshoots and repairs HVACR, mechanical, electrical, plumbing and control systems. Performs chemical tests on system fluids, works on fan units, changes v-belts, changes air filters, cleans equipment, and performs other mechanical repairs. Completes preventative maintenance and assigned work orders while identifying areas for improvement and efficiency. Inspects and tests the operations of the building HVACR, mechanical, electrical, plumbing, control systems, stand-by emergency generators, and the wet fire sprinkler system. Serves as technical resource to the team and assists with on-the-job training. Serves as a member of EMC's Emergency Response Team for building emergencies. Serves as member of on-call rotation as appropriate. Essential Functions: Serves as technical resource for maintaining, planning, executing and overseeing the operations of EMC buildings; assists leadership with future building or system plans. Troubleshoots and repairs HVACR, mechanical, electrical, plumbing, and control systems. Performs chemical tests on system fluids. Maintains and repairs exhaust fans, AHU’s, chillers, boilers, and pumps including changing v-belts, changing air filters, cleaning equipment, and performing other mechanical repairs such as bearing, sheave, and shaft replacement. Labels equipment and maintains accurate records of equipment repairs in coordination with the CMMS. Reads and interprets draft prints, as-builts, and schematics. Completes preventative maintenance and assigned work orders while identifying areas for improvement and efficiency Inspects and tests the operations of the building HVACR, mechanical, electrical, plumbing, and control systems daily Serves as technical resource to the team and assists with on-the-job training of new facilities technicians.

Requirements

  • High school diploma or equivalency
  • Four years of experience in maintenance or operations
  • Possess or be willing to obtain CPR/AED certification through EMC in first year
  • Excellent technical knowledge of HVACR, hydronic, mechanical and electrical equipment
  • Thorough knowledge of plumbing, carpentry, welding, construction, installation, and other related functions
  • Good written and verbal communication skills
  • Good computer skills
  • Ability to work early or late based on shift schedules
  • Ability to participate in on-call rotation during off hours
  • A valid driver's license with acceptable motor vehicle report per company standards required if driving

Nice To Haves

  • Building Owner Manager Association’s Systems Maintenance Technician (BOMA SMT), Systems Maintenance Administrator (BOMA SMA) completion or industry related certification preferred
  • Advanced training in mechanical and electrical operations preferred
