The Department of General Services, Facilities Management Division (FM) is responsible for facility maintenance and management, including preventative maintenance, work order processing and reporting, vendor management and capital planning. The Facilities Management Division (FM) is responsible for managing and maintaining 7.75 million square feet across 136 buildings and structures. This includes predictive, preventative, and corrective maintenance, as well as customer service requests and project management. FM operates with six Facilities Teams, each providing a comprehensive range of building services, including plumbing, heating and cooling, electrical work, and other general building maintenance tasks. General Services is currently seeking a strategic minded and motivated leader to serve as the Facilities Superintendent for FM Team C. The team currently consists of a Multiple Trades Supervisor, Building Engineers, Plumbers, Electricians, and Maintenance Technicians. In this role, you will manage facilities totaling 1.1 million square feet across 47 buildings. The FM Team C portfolio includes critical safety and essential infrastructure operations housed in many of these facilities. As the Facilities Superintendent, you will coordinate operational and administrative responsibilities for assigned facilities, support the annual budget process, document and implement energy efficiency measures, and provide routine coordination and guidance to the team. You will be responsible for developing and supporting staff through coaching, training, and clear performance expectations. The role also requires strong time management skills, accurate forecasting of resource needs, and effective business relationships with internal and external partners to ensure seamless operations. To be successful, you must be able to think creatively, pay close attention to detail, juggle multiple priorities, and solve complex problems in a fast-paced environment. Additionally, as the Facilities Superintendent, you can expect to: Directs and supervises trade supervisors and skilled trade employees involved in the alteration, installation, maintenance, and repair of buildings, grounds, facilities, amenities, and equipment and establishes unit and staff work goals and performance standards in conjunction with departmental goals and objectives. Plans, assigns, and evaluates the work of supervisors and staff members, provides technical expertise to staff, and recommends changes in practices and procedures to increase operating efficiency and expedite workflow. Develops and implements operational policies, long range, and short-term planning initiatives in accordance with departmental plans and objectives and ensures policies and plans are regularly evaluated and updated. Develops and manages the budget for the work function(s) and allocates funds within the budget to accomplish objectives. Coordinates projects with other city agencies, departments, and customers and handles sensitive public relations problems. Implements safety and security standards and develops procedures to ensure compliance. Develops or modifies work plans, methods, and procedures and determines work priorities. Inspires, motivates, and guides others toward goals, coaches, mentors, and challenges staff, adapts leadership styles to various situations, and models high standards of honesty, integrity, trust, openness, and respect for individuals by applying these values daily. Assigns and distributes work, reviews work for accuracy and completeness and returns assignments with recommendations for proper completion. Resolves problems encountered during daily operations and determines standards for problem resolution including escalations from clients. Develops the performance enhancement plan, documents performance, provides performance feedback, and formally evaluates the work of employees. Responds to formal and informal employee grievances and prepares written response. Documents employee performance and conduct concerns and prepares letters of reprimand and formal disciplinary recommendations, as appropriate. Provides work instruction and assists employees with difficult and/or unusual assignments. Inspects and approves contract work in progress and upon completion to ensure compliance with approved plans and specifications.
