About The Position

As the Facilities Manager, you will be responsible for the overall physical management, maintenance, and upkeep of Outdoorsy Hill Country, ensuring that our outdoor spaces look pristine and function seamlessly. You will lead the maintenance and smooth operation of our glamping tents, communal spaces (event barn, bar, welcome center), and surrounding grounds. In this role, you will lead a dedicated team to deliver an exceptional guest experience while preserving and enhancing an incredible property that serves as a cornerstone of the Hill Country community. You will report directly to the General Manager, oversee property staff, and partner with key third-party vendors to maintain five-star standards across the board. Please Note: Hospitality never sleeps! To deliver a 5-star experience during peak guest times, this role requires a flexible schedule, including regular evenings, weekends, and holiday shifts.

Requirements

  • Minimum 5–7+ years of progressive facility maintenance experience, with at least 2+ years in a supervisory or managerial capacity.
  • Hospitality, resort, or luxury lodging property maintenance experience strongly preferred.
  • HVAC Certification: EPA Universal certification required (or ability to obtain within 90 days).
  • Pool Care: Certified Pool Operator (CPO) license (or commitment to achieve certification prior to pool installation).
  • Basic trade licenses and/or OSHA 10-Hour or 30-Hour Safety Certification preferred.
  • Deep technical proficiency in troubleshooting plumbing, electrical, HVAC, and carpentry systems.
  • Strong financial acumen with experience managing operating budgets, tracking CapEx projects, and negotiating vendor terms.
  • Demonstrated history of seeing multi-phase projects through from planning to execution while meeting strict deadlines.
  • Tech-savvy with experience utilizing CMMS (Computerized Maintenance Management Systems) and inventory management tools.
  • Outstanding communication skills with an approachable demeanor when interacting with guests, staff, and leadership.
  • Ability to lift, pull, carry, or move heavy objects weighing between 50 lbs and 75 lbs.
  • Ability to work on your feet for up to 8–10 hours per day outdoors in variable Texas climate conditions (heat, cold, rain).
  • Valid driver’s license with a clean driving record required.

Responsibilities

  • Drive a 5-star guest experience by ensuring all physical facilities, glamping tents, and public areas are flawlessly maintained, safe, and fully operational prior to arrival.
  • Respond promptly, professionally, and empathetically to guest maintenance requests (e.g., HVAC, plumbing, or lighting issues) during their stay to minimize disruption.
  • Collaborate closely with the Guest Experience team to deliver warm, proactive hospitality that enhances the guest journey.
  • Establish, organize, and execute operational maintenance procedures, managing dynamic schedules for daily task lists, weekly walkthroughs, monthly equipment checks, quarterly systems servicing, and yearly capital care plans.
  • Track preventative maintenance schedules for all structures, utilities, vehicles, and grounds equipment, maintaining meticulous service logs and records.
  • Perform and oversee repairs in HVAC, plumbing, electrical systems, and carpentry to keep all facilities in peak condition.
  • Inspect, diagnose, and resolve mechanical or structural issues across buildings, tent structures, and property equipment.
  • Supervise, train, and mentor grounds and maintenance staff, establishing daily task assignments and performance expectations.
  • Lead by example to foster a collaborative, high-efficiency, and safety-conscious team culture.
  • Ensure strict adherence to local building codes, OSHA guidelines, and life-safety standards across the property.
  • Maintain oversight of critical infrastructure including septic systems, propane lines, well/water management systems, and fire suppression safety protocols.
  • Manage the annual operating budget for facility repairs, preventative maintenance, and grounds management.
  • Assist in Capital Expenditure (CapEx) planning, prioritizing long-term site improvements and structural upgrades.
  • Negotiate contracts, gather competitive proposals, and oversee the execution of work completed by third-party vendors and contractors.
  • Conduct routine property inspections to proactively identify areas requiring immediate repair, long-term improvement, or preventative care.
  • Manage stock levels for tools, chemicals, and facility supplies, keeping accurate logs and safety data sheets (SDS).
  • Maintain property vehicles and motorized equipment, completing regular safety and maintenance checks.
