About The Position

The Facilities Maintenance Technician is responsible for maintaining the functionality of buildings and grounds. This role involves a range of responsibilities from preventive and corrective maintenance to coordinating contractor work and managing facility contracts. The position requires adherence to strict industry standards including cGMP, Safety, and Environmental procedures, as well as maintaining training curriculum requirements. Communication skills, both written and verbal, are essential for this role.

Requirements

• Possess basic facilities maintenance skills, building automation systems, electrical, HVAC, utilities, plumbing, hydraulics, building and grounds knowledge (Technician I)
• Able to work effectively as a team member (Technician I)
• Build positive working relationships with cross-functional teams across multiple business units
• Use personal computers and have experience with Window applications and Web based programs
• Read, interpret, and apply information from files, drawings, catalogs, reports, and manuals
• Demonstrate strong mathematical skills with the ability to apply this knowledge to the various tasks assigned
• Understand current Good Manufacturing Practice requirements
• Understand industrial plant safety and environmental requirements
• Associates degree in a relevant technical field (All Technicians)
• 2 years relevant experience (Technician I)
• 4 years relevant experience (Technician II)
• 6 years relevant experience (Technician III)
• Directly related experience or a combination of directly related education and experience and/or competencies may be considered in place of the stated requirements

Responsibilities

• Accept Preventive and Corrective Maintenance Work Orders; determine course of action and oversee to completion
• Plan/coordinate/schedule/supervise contractor work in the completion of projects and facility repairs
• Request, accept, compare bid proposals, and issue purchase orders
• Responsible for troubleshooting/repair/preventive maintenance of all facility-related equipment
• Manage ground maintenance/janitorial/extermination and other facility contracts
• Perform mold detection/remediation
• Support Project/Shutdown work such as architectural (floors, walls, roofing, plumbing) repairs and upgrades/alterations
• Create and modify drawings
• Issue/complete job hazard analysis/safe work permits (hot work, excavating, confined space, hazardous atmosphere, etc.)
• May assist in writing the scope of work for Production Change Control Requests
• Use a Computerized Maintenance Management System to document activity
• Follow Standard Operating Procedures, Utility Operations Procedures, Piping & Instrumentation Diagrams, job plans and/or equipment manuals to perform work
• Adhere to cGMP, Safety, and Environmental procedures
• Responsible for maintaining training curriculum requirements
• Communicate clearly and concisely in written and verbal form
• Develop knowledge and skills needed perform job as required by the area of responsibility (Technician I)
• Complete job assignments/projects of limited scope within a timely manner, under supervision (Technician I)
• Perform all responsibilities as defined in previous job level (Technician II & III)
• This job level requires proficiency in most areas of responsibility (Technician II)
• May perform training of other technicians in areas of proficiency as needed (Technician II)
• Able to work independently (Technician II)

• Oversee service preventive maintenance contracts and service agreements (Technician III)
• Supervise contract employees (Technician III)
• Plan, coordinate, schedule and supervise projects/repairs to completion (Technician III)
• Understand the structure of and capable of writing maintenance instructions (Technician III)
• Technical expertise in all types of electrical and mechanical troubleshooting (Technician III)
• Understands how area equipment functions in process applications (Technician III)
• Experience with multiple maintenance crafts (mechanical, electrical, instrumentation, piping, HVAC); with the ability to apply this knowledge to the complete, timely, technically-correct, cost-effective facility maintenance and troubleshooting activities (Technician III)
• Proficiently use computerized maintenance management system to locate/identify replacement parts, coordinate multiple and interdisciplinary work requests, and investigate equipment repair history (Technician III)
• Ability to support installation, startup and commissioning of Capital Projects (Technician III)
• Knowledge and training as required by OSHA on applicable safe work practices and process safety management (Technician III)
• Use communication skills to effectively resolve problems with technical personnel including department managers, supervisors and outside technical support (Technician III)
