About The Position

An employee in this class performs a variety of semi-skilled and skilled tasks in constructing, renovating, and maintaining Town buildings. The role involves various skilled tasks related to constructing, maintaining, and repairing buildings owned by the Town. Work includes maintaining and repairing facilities and equipment in the areas of plumbing, painting, carpentry, electrical, HVAC, and concrete and masonry. Work is generally assigned through a work order system and is typically performed independently. Work is performed under the guidance and direction of the Facilities Maintenance Supervisor and under the general supervision of the Facilities Director.

Requirements

Considerable knowledge of the construction trades of carpentry, electrical, plumbing, and HVAC.
Considerable knowledge of and skill in the use of tools of the trade.
Considerable knowledge of maintenance practices related to public buildings.
Ability to troubleshoot maintenance issues and make appropriate repairs.
Ability to perform routine maintenance on a prescribed schedule.
Ability to establish and maintain an effective working relationship with customers.
Ability to perform heavy manual work over long periods of time.
Ability to prioritize work.
Ability to understand and follow oral and written instructions.
Any combination of education and experience equivalent to graduation from high school with some experience working in the building trades at a skilled level in two or more of the trades.
Possess a valid North Carolina driver's license.
Ability to obtain a pesticide applicator's license within six months of employment.
Must be able to physically perform the basic life operational functions of climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting, fingering, grasping, feeling, talking, hearing, and repetitive motions.
Must be able to perform heavy work exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/up to 20 pounds of force constantly to move objects.
Must possess the visual acuity to perform labor tasks, operate equipment and motor vehicles, and inspect the work performed.

Responsibilities

Troubleshoots mechanical, plumbing, and electrical problems and either repair or seeks other solutions.
Performs preventative maintenance on all equipment on an assigned schedule.
Changes filters and inspects air handlers.
Cleans, inspects, and makes repairs on HVAC equipment.
Inspects and repairs all plumbing facilities.
Inspects and repairs all lights, electrical outlets, and other electrical components.
Inspects fire extinguishers and emergency lighting.
Performs general carpentry work, including repairs, building new items, and repairing sheetrock.
Inspects and repairs furniture and appliances.
Maintains and orders shop supplies and parts.
Completes work orders.
Performs related duties as required.
