About The Position

This position is a critical part of the ACPL team, making sure that ACPL spaces are clean, welcoming, and safe for all community members. Under the supervision of the Operations Manager, the Facilities Maintenance Specialist will keep the building and property in a clean and orderly condition, perform routine maintenance activities, perform heavy cleaning duties, and document routine inspection and maintenance activities. This position works closely with local contractors while also working closely with other library staff to complete library-wide projects. Coordinates vehicle, ATV, and bookmobile maintenance.

Requirements

  • Required background check for final candidate.
  • Must have a valid driver’s license, a good driving record, and be able to meet the driver policy requirements. Documentation will be required for the final candidate.
  • Expected to work 30-40 hours per week.
  • Some weekend and evening hours are required, including availability to support tear-down and clean up after special events.

Responsibilities

  • Cleans building: includes emptying trash, vacuuming, sweeping, cleaning, and restocking of restrooms.
  • Performs deep cleaning duties.
  • Manages recycling.
  • Mixes cleaning solutions and chemicals in containers in preparation for cleaning, according to instructions.
  • Follows procedures for the use of chemical cleaners and power machinery to prevent damage to floors and fixtures.
  • Performs routine maintenance, including, but not limited to, replacing light bulbs, checking emergency lights, changing/washing filters, cleaning ducts, grills, and fresh intake.
  • Keeps outside of building neat, presentable, and safe; including addressing icy sidewalks in the winter, and removing snow from sidewalks and parking spaces.
  • Maintains library grounds. Picking up trash, mowing grass, fertilizing, pruning, weeding etc. Cleaning out gutters.
  • Uses creative problem solving skills to troubleshoot small maintenance issues and help staff develop maintenance solutions on a limited budget.
  • Organizes tools and equipment in the maintenance area.
  • Paints, removes stains, and handles minor carpentry repairs.
  • Maintains knowledge of existing annual maintenance contracts.
  • Serves as liaison with contractors and technicians, communicating clearly and effectively with them about any new or ongoing issues with the building.
  • Keeps Operations Manager informed on work progress with contractors and technicians, and raises relevant issues as they arise
  • Assists in soliciting quotes and coordinating contractor work for small building maintenance projects and repairs.
  • Works closely with Operations Manager to collect quotes and bids for large building projects.
  • Schedules and ensures completion of library van, ATV, and bookmobile maintenance.
  • May serve as back-up driver of the library bookmobile.
  • Tracks and manages cleaning, maintenance, and restroom supplies.
  • In coordination with Operations Manager, tracks and manages maintenance, custodial, and vehicle budget lines.
  • Is informed about proper workplace procedures and safety, and alerts Operations Manager about needed repairs and potential issues.
  • Other duties as assigned.
