About The Position

The Facilities Maintenance Manager directs heating, ventilation, air conditioning, and refrigeration, plumbing, electrical, and critical power maintenance and service operations. This role evaluates current and future projects, examines facility needs, and identifies equipment to increase efficiency. The manager directs temperature adjustment, analyzes systems and load requirements for energy reduction, and ensures the functioning of facility systems. They develop standard operating procedures and establish facility maintenance inspections and preventive maintenance programs. This position drives the execution of business plans and projects by identifying customer and operational needs, developing business plans and priorities, removing barriers, providing resources, and measuring performance. The manager oversees sustainability initiatives to meet EPA compliance programs, resolves issues with vendors and contractors, and provides technical training. They manage complex projects by assigning work, planning assignments, supervising work in progress, inspecting completed assignments, and ensuring project completion. The role directs regional field operations by developing goals, approving activities, controlling maintenance costs, tracking preventive maintenance, and monitoring contractor performance. The manager ensures business needs are met by evaluating current plans, consulting with stakeholders, and seeking improvements for efficiency and cost-effectiveness. They ensure financial sustainability by developing and approving budgets, presenting budgets, evaluating ROI, approving contracts and invoices, and determining personnel resource requirements. The manager reviews budget plans, approves purchases, provides technical assistance, and verifies receipts. They maintain project oversight by ensuring timelines are met, managing costs, monitoring work status, and communicating schedules. The role manages the department budget by gathering and analyzing data, validating spending, reviewing invoices, developing reports, approving expenditures, managing warranty reimbursement, and ensuring landlord compliance. The manager ensures compliance with federal, state, and local HVACR industry laws and regulations. They coordinate job-related activities by developing stakeholder relationships, supporting plans and initiatives, communicating goals, building accountability, and identifying improvement opportunities. The manager ensures compliance with company policies and procedures and supports the company mission. Requirements

  • Licensed Master Plumber and 5 years’ experience in facilities management, construction management, electrical maintenance, engineering, or related area OR 3 years’ experience in the above areas with a bachelor’s degree in Engineering, Architecture, Construction Management, or related field.
  • Master Plumber License or equivalent in the state you will be working.

Responsibilities

  • Directs heating, ventilation, air conditioning, and refrigeration, plumbing, electrical, and critical power maintenance and service operations.
  • Drives the execution of multiple business plans and projects.
  • Oversees execution of sustainability initiatives to meet Environmental Protection Agency compliance programs.
  • Manages complex projects by determining work assignment priority, planning work assignments, developing and maintaining workforce and manpower needs, supervising work in progress, inspecting completed assignments, creating punch lists to document discrepancies, ensuring completion of projects and assignments, and verifying and approving material requisitions and timecards.
  • Directs regional field operations by developing goals and direction, approving activities, controlling maintenance costs, tracking facility-scheduled preventive maintenance service completion, monitoring contractor performance, assisting in district goal-setting, and reviewing progress on initiatives.
  • Ensures business needs are being met by evaluating the ongoing effectiveness of current plans, programs, and initiatives; consulting with business partners, managers, co-workers, or other key stakeholders; soliciting, evaluating, and applying suggestions for improving efficiency and cost effectiveness; and participating in and supporting community outreach events.
  • Ensures financial sustainability by developing and approving budgets up to authorization spend for capital expenses, staff needs, and staff compensation increases; presenting budgets; evaluating return on investment; collecting scopes of work and sign off sheets; approving contracts and invoices; and determining people resource requirements based on workload, cost, and company growth.
  • Reviews budget plan by verifying cost estimates on requested and planned projects; approving purchases of parts, materials, equipment, and supplies; providing technical assistance and consultation to facilitate purchases; and verifying purchase receipt and acceptance.
  • Maintains project oversight by ensuring timelines are met and coordinating changes; managing costs; monitoring the status of work and communicating schedules; providing updates to administrative coordinator to track; ensures availability of materials and equipment; preparing labor and material cost estimates; recommending equipment and facility improvements and cost reductions; approving invoices.
  • Manages department budget by gathering and analyzing data trends; validating spending related to materials and labor; reviewing facility-related invoices by set procedures; developing reports; approving expenditures at set spending limit; managing warranty reimbursement; and ensuring landlord compliance with lease agreements.
  • Ensures compliance with federal, state, and local heating, ventilation, air conditioning, and refrigeration industry laws, regulations, and guidelines by reviewing new and existing laws, regulations, and guidelines; and conducting inspections.
  • Coordinates, completes, and oversees job-related activities and assignments by developing and maintaining relationships with key stakeholders; supporting plans and initiatives to meet customer and business needs; identifying and communicating goals and objectives; building accountability for and measuring progress in achieving results; identifying and addressing improvement opportunities; and demonstrating adaptability and promoting continuous learning.
