About The Position

The Facility Maintenance Engineer is responsible for the safe operation, maintenance, troubleshooting, and repair of all building systems at all SMITH and SMITH company locations in Houston, Texas (Spring Branch area). This position requires strong technical expertise in at least one core trade (HVAC, Electrical, Plumbing/Piping, or Central Plant Operations) while maintaining working knowledge across all major building systems.

Requirements

  • Minimum of Five (5) years' experience in facilities maintenance with thorough understanding of Building Automation Systems, electrical systems, controls, condensing boilers, package rooftop HVAC, variable air volume systems, chemical treatment, emergency generation equipment, plumbing, transfer switches and life safety systems.
  • High school diploma or equivalent required.
  • Basic skills with Microsoft Office.
  • Must be able to read blueprints.
  • Ability to lift 50 pounds, climb ladders.
  • Strong understanding of HVAC, electrical, plumbing, and mechanical systems.
  • Ability to read blueprints and technical manuals.
  • Experience with Building Automation Systems (BAS).
  • Working knowledge of Microsoft Office (Word and Excel).
  • Strong troubleshooting and communication skills.
  • Valid U.S. Driver’s License required.

Nice To Haves

  • 2–5 years commercial building operations experience preferred.
  • Experience in office, warehouse, and mission-critical facilities preferred.
  • EPA Universal Certification preferred.
  • SMT, SMA, BOMI, or equivalent certifications preferred.
  • OSHA training preferred.

Responsibilities

  • Performs assigned repairs; building upkeep duties as needed (periodic pressure washing and leaf blowing as needed); emergency and preventive maintenance in a timely manner.
  • Completes maintenance and repair records as required.
  • Completes assigned work orders in a timely manner.
  • Uses company computer and personal smart phone for work order system and email.
  • Operate and maintain mechanical, electrical, plumbing, structural, and life-safety systems.
  • Monitor central plant equipment including chilled water systems, pumps, cooling towers, and controls.
  • Perform preventative maintenance in accordance with manufacturer standards.
  • Troubleshoot equipment failures and implement corrective actions.
  • Respond to building emergencies including fire alarms, water leaks, and power interruptions.
  • Escort and monitor vendors and contractors to ensure quality and safety compliance.
  • Respond to tenant service requests in a timely and professional manner.
  • Identify opportunities to improve system efficiency and reduce operating costs.
