About The Position

Hull Property Group is seeking a driven management professional with excellent interpersonal and problem-solving skills to join their team as an Exterior Manager. This role is responsible for overseeing all exterior maintenance and improvement activities across their portfolio of commercial retail properties. The Exterior Manager will manage third-party contractors to ensure grounds, parking areas, and landscaped spaces meet quality and safety standards, while also complying with municipal ordinances and property regulations. This position serves as the primary point of contact at the corporate office for exterior service vendors and requires regular site visits to properties within the portfolio.

Requirements

  • Bachelor’s degree in Horticulture, Landscape Architecture, Facilities Management, Business, or a related field preferred; equivalent work experience considered.
  • Prior experience managing exterior maintenance operations, landscape contractors, or facilities services in a commercial real estate or retail property environment preferred.
  • Working knowledge of commercial landscaping standards, turf management, irrigation systems, and horticulture best practices.
  • Familiarity with industry benchmarking metrics for exterior maintenance (e.g., cost per square foot, contract performance KPIs).
  • Ability to read and interpret municipal ordinances, zoning codes, and local regulations as they apply to landscaping and tree removal permits.
  • Strong vendor management skills with demonstrated ability to hold contractors accountable to quality and schedule commitments.
  • Proficiency in Microsoft Office Suite; experience with Photo Shop and/or AutoCad software is a plus.
  • Excellent written and verbal communication skills; able to prepare professional reports and correspondence.
  • Strong organizational skills with the ability to manage multiple projects and priorities simultaneously across a geographically dispersed portfolio.
  • Valid driver’s license and reliable transportation required.
  • Ability and willingness to travel regularly to portfolio properties; estimated travel up to 25–30% of working time.
  • Ability to work outdoors in varying weather conditions, including extreme heat and cold.

Nice To Haves

  • NALP (National Association of Landscape Professionals) certification or equivalent a plus, but not required.

Responsibilities

  • Solicit, evaluate, and award contracts for exterior services including landscaping maintenance, parking lot sweeping, snow and ice removal, and grounds care.
  • Manage day-to-day performance of exterior service contractors; conduct site inspections to verify work quality and contract compliance.
  • Maintain vendor relationships, process invoices, and ensure services are delivered on schedule and within approved budgets.
  • Develop and enforce service level agreements (SLAs) and hold contractors accountable to performance metrics.
  • Solicit competitive bids for project-based work and make recommendations for vendor selection.
  • Plan and manage capital and routine landscaping improvement projects, including annual flower bed planting, sod installation, mulching, irrigation maintenance, and seasonal color rotations.
  • Coordinate tree removal projects, including contractor procurement, safety planning, and securing required permits in accordance with local municipal tree ordinances.
  • Review applicable municipal codes, property covenants, and local ordinances as they relate to landscaping, tree removal, and exterior property standards.
  • Develop and maintain a multi-year exterior improvement plan aligned with property capital expenditure budgets.
  • Identify opportunities to enhance curb appeal and exterior presentation across the portfolio.
  • Draft and execute snow and ice removal contracts, including establishing mobilization thresholds, service zones, and material application standards.
  • Monitor weather conditions and coordinate proactive deployment of snow removal contractors to minimize property liability.
  • Track snow events and vendor response times; maintain documentation for insurance and compliance purposes.
  • Conduct regular site visits to portfolio properties to assess exterior conditions, identify deficiencies, and ensure contractor performance meets standards.
  • Maintain accurate records of service logs, inspection reports, vendor communications, and project documentation.
  • Track and report on key industry performance metrics, including cost per square foot for exterior maintenance, service response times, and vendor scorecards.
  • Prepare monthly and quarterly exterior maintenance reports for senior management and property ownership.
