About The Position

We are partnering with a well-established apartment community to identify an experienced Executive Director (Property Manager) to lead operations, staff, and overall performance. This is not a highly structured, corporate environment. This role is ideal for someone who thrives in a setting where they can take ownership, make decisions, and lead without heavy oversight. If you are a confident leader who values accountability, autonomy, and long-term impact, this opportunity offers the platform to do exactly that. The established community has approximately 300 units, consistently high occupancy with strong resident retention, and an on-site team of approximately 15+ employees requiring leadership and direction. This is an owner-managed environment with minimal bureaucracy and direct access to leadership. This role offers the ability to manage operations with independence while still having support when needed.

Requirements

  • Bilingual in English and Spanish
  • Minimum of 5 years of property management experience
  • Prior experience in a leadership or supervisory role
  • Strong operational and financial management skills
  • Ability to manage and lead a larger team effectively
  • Comfortable making independent decisions and taking ownership

  • Experience managing larger communities or multiple departments
  • Background in owner-managed or less structured environments
  • Strong conflict resolution and communication skills

Responsibilities

  • Oversee all day-to-day property operations including financial performance
  • Lead, manage, and develop on-site staff across departments
  • Prepare and manage operating budgets and financial reporting
  • Monitor leasing activity, occupancy trends, and traffic reports
  • Conduct regular property inspections to ensure safety, maintenance, and overall condition
  • Handle resident relations, escalations, and retention efforts
  • Oversee legal processes including notices and eviction coordination
  • Manage vendor relationships, purchasing, and inventory control
  • Ensure compliance with company policies and operational standards
