About The Position

Leisure World of Maryland Corporation (LWMC), the property management company for Leisure World of Maryland, is a private, age-restricted community comprised of 29 community associations representing over 5,600 homes and extensive Trust operations, located in Silver Spring, Maryland. We are seeking an Evening Maintenance Technician to work a full-time schedule for 32 to 40 hours per week. The schedule requires sharing on-call duties as assigned. The Evening Maintenance Technician utilizes the knowledge and skills required to troubleshoot, repair, and replace building systems equipment associated with all HVAC and mechanical systems within the Leisure World of Maryland Retirement Community. Responsible for all after-hours emergencies (beyond the confines of normal business hours) inclusive of the repair or replacement of such systems as air conditioning, heating, plumbing, electrical lighting, utilities, elevators (as applicable), fire sprinkler, standpipe, hot water heaters, electric door answering system, fire alarm system, garage door openers, and other various building equipment/systems that can normally be found in a residential building. The Evening Maintenance Technician may be required to assist day shift personnel as necessary. This position requires a customer service approach in dealing with a wide variety of owner, resident, renter, and contractor issues.

Requirements

  • ACCA Refrigerant Transition and Recovery Certificate.
  • Requires a current valid driver's license with a clean driving record.
  • High school diploma or general education degree (GED)-required.
  • Four (4) or more years of experience in the troubleshooting and repair of residential buildings inclusive of experience in the plumbing/heating/A/C/electrical field.
  • Ability to troubleshoot, repair, and replace building systems equipment associated with all HVAC and mechanical systems.
  • Ability to comprehend and use technology to aid in the management of duties; Computers, Mobile Smart Phone, Energy Management Systems, property management maintenance software programs, and various diagnostic equipment provided and used in the building engineering field.
  • Ability to assemble all tools, supplies, and instruments necessary to complete the job.
  • Ability to keep logs, document equipment repair, close work orders, track time accurately in reports and provide timely and constant communication regarding the status of HVAC and mechanical systems within the building.
  • Customer service approach in dealing with a wide variety of owner, resident, renter, and contractor issues.
  • Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to use tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches to precision measuring instruments and electrical and electronic testing devices.
  • Ability to consistently provide a high level of accurate work delivered in a timely manner.
  • Ability to prioritize work assignments.
  • Ability to identify and respond to customer needs in a courteous manner.

Nice To Haves

  • Associate's degree (two-year college or technical school)-preferred.

Responsibilities

  • Performs diagnosis and emergency repair associated with building systems, physical structures, plumbing systems, HVAC operation, electrical distribution, and other various building systems found in the community during off business hours.
  • Contacts appropriate internal personnel and/or external vendors to rectify or assist in rectifying as deemed necessary.
