Requirements

  • College diploma or university degree in Construction Management, Engineering, Quantity Surveying, Architectural Technology, or a related field.
  • Minimum five (5) years of estimating or preconstruction experience within the construction industry.
  • Previous estimating experience with a General Contractor is strongly preferred.
  • Demonstrated ability to prepare conceptual budgets, estimates, and competitive tender submissions.
  • Experience estimating institutional, commercial, and industrial projects of varying size and complexity.
  • Strong understanding of civil, structural, architectural, mechanical, and electrical building systems and construction methodologies.
  • Thorough knowledge of quantity take-off procedures, subcontractor procurement, tendering practices, construction sequencing, and project scheduling principles.
  • Working knowledge of Construction Management and Stipulated Price delivery models and associated contract forms.
  • Ability to identify project risks, develop mitigation strategies, and communicate effectively to project stakeholders.
  • Proficient in Microsoft Office Suite, particularly Excel and Word, together with estimating, digital take-off, and project management software (Procore).
  • Strong analytical, organizational, communication, and problem-solving skills.
  • Excellent written and verbal communication skills with the ability to effectively interact with clients, consultants, subcontractors, and internal project teams.
  • Demonstrated ability to manage multiple tenders and deadlines in a fast-paced environment while maintaining a high level of accuracy and attention to detail.

Nice To Haves

  • Professional designation such as PQS, MRICS, Gold Seal Certification (GSC), CET, or P.Eng., or active pursuit of a recognized industry designation, is considered an asset.
  • Familiarity with Building Information Modeling (BIM), model-based quantity take-offs, and digital construction tools are considered an asset.

Responsibilities

  • Review drawings, specifications, contract documents, and addenda to determine project requirements, identify scope gaps, and assess technical and commercial risks.
  • Develop conceptual, schematic, design development, and tender estimates for projects of varying size and complexity.
  • Perform detailed quantity take-offs and pricing of labour, materials, equipment, subcontracted work, general conditions, and project-specific requirements.
  • Contribute to the development of bid strategies and procurement plans to support successful project delivery.
  • Solicit, analyze, level, and evaluate subcontractor quotations to ensure complete scope coverage and competitive pricing.
  • Build and maintain strong working relationships with subcontractors and suppliers.
  • Participate in and support trade scope review meetings.
  • Collaborate with Project Managers, Superintendents, and Chief Estimator to develop preliminary construction schedules, site logistics plans, and execution strategies.
  • Participate in constructability reviews, value engineering exercises, and risk management workshops to identify opportunities for cost savings and schedule optimization.
  • Prepare tender submissions, bid forms, clarifications, assumptions, exclusions, and supporting documentation.
  • Participate in bid closing activities, including final estimate reviews and tender submission coordination.
  • Act as a liaison with owners, consultants, and project management teams to provide budgeting, cost planning, and preconstruction services.
  • Maintain estimating databases, historical cost information, subcontractor records, and bid documentation.
  • Participate in project handover meetings on awarded projects and provide complete handoff documentation, assumptions, qualifications, procurement strategies, and key project risks to the project team.
  • Support Project Managers and Superintendents throughout project execution by providing pricing assistance, change order support, and clarification of estimate assumptions.
  • Coordinate trade tendering activities, including bid invitations, scope reviews, quotation analysis, and bid leveling.
  • Review contract documents and supplementary conditions to identify commercial, contractual, bonding, insurance, and scheduling risks.
