About The Position

The Escrow Officer manages the escrow account and ensures all conditions of the sale are met before money and property change hands, serving as the primary authority responsible for guiding a real estate transaction from opening through closing. Escrow Officers oversee the accuracy and completeness of all documents, review lender instructions, coordinate with buyers, sellers, and agents, and ensure compliance with state regulations and company policies at every stage of the process. Because they are the main party responsible for all transactions, Escrow Officers must exercise strong judgment, resolve issues efficiently, and maintain clear, timely communication with all parties to facilitate a smooth and successful closing experience. This position requires excellent communication skills, strong attention to detail, and the ability to work efficiently in a fast-paced, high-volume environment.

Requirements

  • Minimum 5-7 years of experience as a licensed Escrow Officer or equivalent role with another title company
  • Extensive understanding of Texas title insurance practices, escrow processes, real estate contracts, and regulatory requirements
  • Experience handling builder, commercial, or specialty transactions
  • Strong working relationships with lenders, underwriters, and real estate professionals
  • Proven ability to handle complex or high-risk transactions independently
  • Excellent communication, negotiation, and problem-solving skills
  • High proficiency in title production software (e.g., Qualia), Closing Market, TitleWave, and Microsoft Office applications
  • Demonstrated ability to mentor and develop junior staff

  • TDI license and up to date on continuing education credits

Responsibilities

  • Serve as the primary point of contact for buyers, sellers, lenders, and real estate agents throughout the transaction
  • Review lender instructions and prepare Closing Disclosures (CDs) for loan transactions and HUDs for cash transactions
  • Send HUDs/CDs to seller for approval
  • Send CDs to lender for approval
  • Provide buyers with final figures on all cash transactions
  • Obtain, review, and analyze final loan documents; make corrections or request clarification as needed
  • Prepare title company and builder documents for closing and ensure all requirements are satisfied
  • Review, analyze, and prepare the file for closing
  • Coordinate with funders to ensure timely disbursement of funds and compliance with Texas Department of Insurance (TDI) guidelines
  • Serve as back up closer
  • Mentor and assist in training junior escrow staff
  • Maintain Notary Public commission in good standing
  • Maintain Escrow Officer license in good standing
  • Participate in ongoing professional development and process improvement initiatives
  • Perform other duties as assigned
