About The Position

We’re seeking a strong, experienced Environmental Services Director at Balfour at Louisville to oversee the operational and physical management of our community. This role is ideal for someone who has successfully led large teams and thrives in a multi-site or multi-building environment. You’ll be responsible for ensuring safety, regulatory compliance, and operational excellence while guiding teams, managing vendors, and maintaining a high-quality living environment for residents. Requirements

  • Bachelor’s degree preferred
  • 6 to 8 years’ related experience
  • Maintenance Manager, Housekeeping Managament or Senior Living experience is a plus
  • Proficient in Excel, Word and other systems
  • Must have knowledge of Life Safety systems (fire alarms, fire sprinklers, Ansul)
  • Vendor and project management experience
  • Be self-starter to manage Capital Budgets and Expenditures and manage projects from bidding to end of job
  • Technical training in HVAC, plumbing or construction with three years’ experience preferred, or a minimum of 5 years’ experience in apartment maintenance or related trade.
  • Must have knowledge of Asset Management, preventative maintenance, equipment inventory and Work order systems, showing examples of each
  • Sales support with apartment turns & renovations, transfers, processing appropriate paperwork, setting expectations for rent ready apartments and unit punch
  • Multi-site or multi-building oversight preferred

Responsibilities

  • Proactively manage the physical condition of the community
  • Oversee landscape and grounds keeping maintenance & ensuring safety
  • Manage vendor and contractor relationships
  • Ensure implementation of Safety & Disaster Preparedness Plan, Policies & Procedures and regulatory compliance (e.g. licensing, OSHA, etc.).
  • Procure new equipment, supplies, and/or furnishings
  • Maintain inventory of equipment and supplies
  • Maintain required records, reports, and equipment/supply manuals
  • Participate in all property inspections
  • Interview, hire, train, manage and retain highly effective associates
  • Prepare a staffing schedule that services the needs of the community while managing labor and material costs
  • Execute the apartment turn, apartment readiness, transfer, and move-out processes effectively and compassionately
  • Perform other related duties as required
