About The Position

Continental Properties is seeking an Emerging Area Manager (EAM) to join their multifamily team in Memphis, TN. This role is designed for professionals with 1-2 years of multi-site operations experience who are ready for regional leadership. The EAM will oversee two or more properties, combining on-site leadership with strategic portfolio management. This position offers hands-on mentorship from a Regional Vice President, providing a clear career path towards an Area Manager role or beyond. The role requires frequent travel to community sites (up to 50%) and periodic travel to the home office. A complimentary on-site apartment is provided. The company utilizes a hybrid work model, emphasizing in-person collaboration three days a week.

Requirements

  • Bachelor's degree or equivalent experience required.
  • 3+ years of residential property management experience, including demonstrated leadership of on-site teams.
  • 1-2 years of exposure to multi-site or portfolio-level responsibilities.
  • A track record of meeting or exceeding leasing, retention, and NOI targets.
  • Working knowledge of property management software (e.g., RealPage, Yardi or similar).
  • Solid understanding of landlord-tenant law, Fair Housing regulations, and property management compliance.
  • A valid driver's license and willingness to travel between properties.

Responsibilities

  • Conduct regular site visits to evaluate daily operations and manage risk, partnering with the Regional Vice President.
  • Complete quarterly property audits and drive follow-up action plans.
  • Monitor performance metrics with Community Managers, focusing on multi-site financial and operational analysis.
  • Support the preparation and review of monthly financial reports, variance analyses, NOI performance, and quarterly forecasts.
  • Review and approve expense reports, invoices, property schedules, and other operational items.
  • Contribute to budget development, forecasting, and identify opportunities for process improvement across sites.
  • Manage rent growth and revenue performance for each community and participate in pricing strategy discussions.
  • Support adherence to vendor and contractor compliance standards and guide teams on marketing and outreach initiatives.
  • Serve as hiring manager for Community Manager vacancies, partnering with the Regional Vice President and Human Resources.
  • Manage performance and support the growth of Community Managers and their teams.
  • Deliver ongoing feedback and performance appraisals to direct reports.
  • Lead onboarding and training initiatives, including new hire training and individualized development plans.
  • Identify high-potential talent and build development plans to support retention and internal mobility.
  • Motivate teams to deliver outstanding service to residents, prospects, and each other.
  • Guide Community Managers through resident and employee relations matters, escalating as needed.
  • Protect and elevate the brand across each community, both on-site and online.
  • Represent Continental Properties professionally with local stakeholders, municipalities, and business partners.
