About The Position

Oversee the activities and operations of large portfolios with Area Managers as direct reports. Responsible for all aspects of a group of residential properties, including budgeting, personnel, recruitment, maintenance, data analysis functions, management and marketing strategies, policies procedures and possibly including acquisition analysis and due diligence. Ability to manage an aggressive acquisition pace. Preferred qualifications include experience with high-rise, lease-up developments, mixed-unit projects, and garden-style properties. Requirements

  • Bachelor’s degree (B.A.) or Master's degree (M. A.) or four to ten years related experience and/or training.

Responsibilities

  • Supervises and coordinates preparation and implementation of current budget.
  • Sets short- and long-range goals for each property consistent with overall profit and growth objectives of the company.
  • Acquires and maintains knowledge of current and long-term market conditions in order to provide economic information in region to enable accurate forecasting of both short- and long-range goals.
  • Helps instill GID’s values and leadership traits in all employees.
  • Performs human resource administration for all employees in assigned region according to company policy and procedure and ensures a competent and well-trained operational staff at all levels.
  • Assures that the training program for all newly hired employees has been established and implemented.
  • Monitors monthly operating statements and accruals to ensure accuracy and acts if not aligned with property objectives.
  • Evaluates pricing recommendations and availability, makes appropriate adjustments to meet property goals.
  • Inspects properties periodically to ensure physical asset preservation and compliance with all programs and policies and takes corrective action.
  • Assure customer service satisfaction is exhibited, and satisfactory resident relations are maintained.
  • Monitor and manage each property’s online reputation to ensure alignment with company goals and objectives.
  • Supervises marketing strategies at each property.
  • Negotiates contracts with outside vendors.
  • Supervises maintenance program in coordination with Regional Maintenance Coordinator.
  • Utilizes available programs to properly maintain property and personnel in accordance with company/ department policy and procedure.
  • Collaborate with Asset Management team for acquisitions, dispositions or special/capital projects as defined.
  • Travel may be required quarterly as needed.
  • Weekly site visits required for property site inspections.
  • Performs other responsibilities and special projects as required.
