About The Position

We are seeking a seasoned District Manager fluent in Mandarin/Chinese and English to oversee operations at a premier luxury residential condominium. This role requires a highly capable leader with a strong foundation in property management, financial oversight, and board governance, with the ability to effectively engage with a diverse, international ownership base. As a key representative of ownership, the District Manager will partner closely with the Board of Directors to drive operational performance, uphold service standards, and execute strategic initiatives. The ideal candidate brings a disciplined, detail-oriented approach, strong communication skills, and the executive presence required to manage complex stakeholder relationships in a high-profile residential environment.

Requirements

  • 5+ years of property management or hospitality experience (multi-property preferred)
  • 5+ years of experience working with HOAs and Boards of Directors (condominium)
  • Fluency in English and Mandarin or Cantonese, written and verbal (required)
  • Bachelor's degree from a four-year college or university, or equivalent combination of education and experience
  • Experience in budget preparation and financial reporting
  • Strong understanding of building operational systems, leasing, documentation, and administration
  • Minimum 5 years of experience managing a team
  • Demonstrated ability to negotiate and manage contracts with third-party service providers
  • Proficient in Microsoft Office; strong computer literacy
  • Proven ability to resolve resident issues, manage crises, and develop staff performance

Responsibilities

  • Lead and develop the onsite management team, promoting a culture of excellence
  • Develop and implement policies and procedures for efficient operations, including tenant alterations, construction work, and insurance compliance
  • Maintain the highest standards of service and overall property performance
  • Serve as the primary liaison to the Board of Directors, attending regular meetings and providing detailed operational, financial, and strategic updates
  • Work closely with board members to develop and implement long-term property goals
  • Respond to board inquiries promptly with data-driven insights and recommendations
  • Prepare, manage, and report on capital and expense budgets, including variance analysis and forecasting
  • Oversee accounts payable and receivable, ensuring timely processing and strong vendor relations
  • Collaborate with the board on annual and capital operating budgets aligned with financial objectives
  • Communicate regularly with stakeholders, vendors, and residents to address property concerns and uphold service quality
  • Ensure all vendor contracts are fulfilled with proper insurance documentation and compliance
  • Review and approve purchase orders exceeding site staff authorization levels
  • Oversee preventive maintenance programs and ensure emergency preparedness protocols are in place
  • Monitor all mechanical systems and access controls to maintain operational efficiency
  • Foster a welcoming, service-oriented environment for residents, prospects, and vendors
  • Ensure staff is well-trained, aligned with property goals, and knowledgeable about board directives
