Pegasus is expanding and searching for our next District Manager to lead the Savannah market. The ideal candidate would be based in Savannah or Charleston. Requirements

  • 5+ years of experience as a Property Manager (required)
  • Strong understanding of financials, budgeting, and performance metrics (NOI, occupancy, leasing trends)
  • Deep knowledge of the Savannah market (or similar competitive markets)
  • Experience driving leasing performance and team development
  • Strong leadership presence with the ability to influence and motivate teams
  • Excellent communication and client relationship skills
  • Experience with OneSite (or equivalent PMS) and property management systems
  • Ability to travel as needed

Nice To Haves

  • 3+ years of experience as a District/Area Manager (preferred)
  • Proven success with lease-ups and/or A+ assets and value add

Responsibilities

  • Lead and oversee a portfolio of communities, driving occupancy, revenue growth, and NOI performance
  • Develop, coach, and hold accountable Community Managers and site teams
  • Partner with ownership groups to establish and execute strategic business plans
  • Drive leasing performance and conversion metrics across the portfolio
  • Implement and execute data-driven marketing and pricing strategies
  • Identify operational gaps quickly and deploy action plans to improve performance
  • Oversee budgeting, forecasting, and expense control to maximize asset value
  • Ensure compliance with company policies, procedures, and legal requirements
  • Maintain strong knowledge of market trends, competitive positioning, and submarket performance
  • Deliver accurate and timely reporting with actionable insights
