About The Position

Brookfield Residential, a leading North American land developer and homebuilder for over 65 years, is seeking a Director, Sales. This role partners closely with the SVP to drive all sales-related objectives, ensuring each community meets or exceeds annual sales and closing goals. The position requires a strong command of sales strategy, team leadership, market analysis, and cross-department collaboration. The Director, Sales will shape and execute a comprehensive sales program—recruiting, training, motivating, and monitoring a high-performing team—while maintaining a deep understanding of market conditions, operational needs, and long-term business planning. Leadership in this role directly influences sales volume, profitability, customer experience, and the successful launch and performance of current and future communities.

Requirements

  • Bachelor’s Degree or higher in Business, Management, or Commerce.
  • 10 years’ experience in sales environment, with emphasis on residential sales, sales management and/or real estate related industries.
  • Valid Bureau of Real Estate Sales License/ Broker’s License is a plus
  • Excellent communication skills, verbal and written
  • Strong organizational and interpersonal skills
  • Must be able to deal effectively with confrontational situations and maintain objectivity with team members, public relations, and homeowners
  • Is required to manage several tasks at once while meeting various deadlines
  • Advanced computer applications, specifically Microsoft Word and Excel
  • Proficiency in leveraging AI tools and technology to drive efficiency, enhance decision-making, and support sales and operational strategies

Responsibilities

  • Maintain a comprehensive education program that clearly defines expectations for Sales Managers and Sales Representatives.
  • Teach and reinforce the company’s sales methodology and customer care standards across all teams.
  • Evaluate sales performance through onsite observation, role‑playing sessions, and mystery shopping activities.
  • Foster a culture of self‑motivation by empowering team members and applying W.I.I.F.M. principles.
  • Conduct weekly sales office visits to build relationships, gather insights, and lead by example on the sales floor.
  • Oversee performance management for a team of more than ten sales professionals and managers.
  • Meet regularly with Sales Managers and Representatives to establish performance and career development goals.
  • Monitor progress toward established goals in preparation for mid‑year and annual evaluations.
  • Lead or participate in sales meetings and escrow status meetings to ensure alignment and progress.
  • Resolve complex escrow and closing issues by coordinating with customers, sales teams, lenders, and escrow partners.
  • Support backlog tracking and ensure all homes close escrow promptly upon construction completion.
  • Coordinate with construction, design, development, and other departments to resolve customer concerns effectively.
  • Ensure full compliance with BRE rules, regulations, disclosures, contracts, and licensing requirements.
  • Conduct ongoing market research and competitive analysis to maintain a strong understanding of current and future markets.
  • Prepare and present pricing recommendations and manage incentives to support margins and business plan goals.
  • Analyze market data for new acquisitions and present findings and pricing strategies to senior leadership.
  • Oversee the performance of active communities while preparing future communities through design review, staffing, and planning.
  • Collaborate with design, development, marketing, and construction teams to support product decisions and community readiness.
  • Coordinate with preferred lenders, escrow partners, and internal teams to ensure smooth closings and a strong customer experience.
  • Participate in industry events, recruitment efforts, promotional activities, and staffing planning to support company growth.

  • Annual Base Salary Range: $150,000 - $165,000
  • Annual Bonus Target (Discretionary): 30%
