About The Position

We are seeking a Director of Property Operations. This is a strategic position focused on the stewardship and enhancement of our property portfolio. The successful candidate will lead field staff in delivering timely and quality service to residents, manage a team dedicated to exceptional customer service, and ensure financial and operational targets are met. This role requires a proactive approach to process improvement, staff development, and adherence to best practices in property maintenance.

Requirements

  • High school diploma or GED required
  • Bachelor’s Degree in Construction Management, Technology, Business Administration, Business Management and/or equivalent combination of education, experience, and training.
  • Minimum 5 years of experience in Residential Property Maintenance, Property Management, Residential Construction and/or a related experience required.
  • Minimum of 5 years in a supervisory or managerial role, with experience overseeing multiple teams across different locations.
  • Valid driver’s license and satisfactory driving record required.
  • Knowledge of regional maintenance operations, asset lifecycle management, and operational controls to preserve asset value, ensure service quality, and manage maintenance spending across multiple markets.
  • Strong workforce planning and leadership capability, with the ability to align maintenance leadership to regional needs, build bench strength, and drive performance through accountability and leader development
  • Strong results orientation, with the ability to drive maintenance performance toward defined operational and financial objectives, including service quality, turn efficiency, and budgeted NOI.
  • Ability to build credibility and trust with regional and district leaders while reinforcing process discipline, operational standards, and accountability expectations.
  • High level of adaptability and judgment, ability to assess complex, multi-market challenges and implement practical solutions that balance operational effectiveness, financial discipline, and risk mitigation.
  • Solid understanding of occupational safety (OSHA) required.
  • Proficiency in Microsoft Office (Word, Excel, Outlook) required.
  • Exceptional communication, time management, and problem-solving abilities.
  • The capacity to multitask, make informed decisions, and work collaboratively.
  • Attention to detail and the ability to adapt to a dynamic environment.

Nice To Haves

  • HVAC certification preferred.

Responsibilities

  • Guide and oversee a team to achieve operational excellence within the department.
  • Implement organizational systems, programs, and policies to maintain company standards.
  • Manage financials and performance indicators, ensuring cost-effective resource management.
  • Facilitate the procurement process and maintain vendor relationships, ensuring compliance with licensing requirements.
  • Innovate processes for enhanced efficiency and profitability, while maintaining a focus on quality control.
  • Continuously evaluate assets for performance and marketability, advising on strategic asset management.
