About The Position

The Director, Project Management is a key member within the Capital Projects Recurring Capital Expenditures (CapEx) team to oversee the development of building infrastructure initiatives. Ensure full alignment with company processes, internal policies, and applicable laws. Partner with cross-functional departmental stakeholders to lead end-to-end project lifecycles from initial vision, scope, and financial underwriting through budgeting, approvals, scheduling, and final delivery oversight.

Requirements

  • Proficient in analyzing and evaluating architectural plans, technical specifications, engineering reports, building codes, and complex construction systems and assemblies.
  • Strong attention to detail and the ability to manage multiple projects at one time.
  • Expertise in conceptual cost estimation and budget management, with a solid grasp of current local market construction pricing trends preferred.
  • Bachelor’s Degree (or equivalent experience) in Mechanical Engineering or a related field
  • 7+ years of experience in capital project management and leadership experience
  • 40 - 50% travel locally to Irvine Company Apartment Communities
  • Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)

Responsibilities

  • Provide leadership to a team of project Associates.
  • Coordinate with internal stakeholders to determine project needs and priorities.
  • Examine historical records for properties, covering previous work orders, maintenance, projects, and potential opportunities.
  • Generate detailed scopes of work, schedules, and organize design elements and specifications.
  • Organize the creation of project budgets and capital requests.
  • Review potential projects for any city concerns, title restrictions or Homeowners Association (HOA) constraints, as required by the scope of work.
  • Review contractor bids and lead the development of value engineering strategies. Collaborate on bidder selection, respond to Requests for Information (RFIs), select bidders, and validate pricing.
  • Review long lead materials and procurement strategy to expedite schedule.
  • Support overall project coordination with Reinvestment, Facilities, Design, and Maintenance organizations to mitigate impacts to residents and Community Management.
  • Align project execution, process, strategy, and spending with business goals and long-term strategy.
