About The Position

This role can be based in any of our US locations: Denver, CO; Phoenix, AZ; Santa Clara, CA; or Ashburn, VA. The Director of Preconstruction Scheduling is responsible for developing, governing, and continuously improving the scheduling frameworks that support Vantage’s hyperscale and AI‑driven data center construction projects. This role ensures that all preconstruction schedules—site feasibility, design development, procurement, contractor onboarding, and general preparation for executive review and decision making and execution—are accurate, realistic, and grounded in market conditions, labor availability, and take into account historical trends. This leader translates enterprise‑level strategy into detailed, repeatable scheduling processes that drive speed‑to‑market, cost certainty, and execution discipline across a rapidly expanding portfolio. The Director partners closely with project controls, design, development, energy management and construction teams to ensure schedule alignment from concept through handoff.

Requirements

  • Bachelor’s degree in Construction Management, Engineering, Project Controls, or related field.
  • 10+ years of experience in scheduling, project controls, or preconstruction for large-scale or hyperscale developments.
  • Deep expertise in critical path method (CPM) scheduling, design and preconstruction workflows, power-related scheduling considerations, labor productivity, and market dynamics.
  • Experience evaluating contractor capability, schedule inputs, productivity assumptions, staffing plans, and readiness to support concurrent large-scale projects.
  • Strong understanding of schedule risk analysis, forecasting, scenario planning, and alignment between schedule, cost, and project controls governance.
  • Proficiency with enterprise scheduling tools, including Primavera P6 or similar platforms.
  • Strong analytical, communication, and cross-functional leadership skills.

Responsibilities

  • Develop and maintain standardized preconstruction scheduling templates, logic, and governance for hyperscale and AI-ready developments.
  • Translate VP-level preconstruction strategy into actionable scheduling workflows that support rapid, multi-phase campus delivery, including modularization, prefabrication, and accelerated deployment.
  • Build and maintain early-stage schedules for site validation, due diligence, and market feasibility assessments, incorporating labor market intelligence, contractor availability, permitting timelines, and regional construction dynamics.
  • Support site selection by identifying schedule risks tied to workforce depth, permitting requirements, market constraints, and contractor capacity.
  • Develop and manage design schedules from concept through IFC, ensuring alignment with construction sequencing, execution strategy, constructability, phasing, and logistics considerations.
  • Coordinate with design partners, engineers, and internal stakeholders to ensure schedule realism and early identification of bottlenecks.
  • Build schedules that support contractor onboarding, bid cycles, GMP development, and early procurement planning.
  • Validate contractor schedule inputs, productivity assumptions, staffing plans, readiness, and capacity to meet schedule demands across multiple concurrent projects.
  • Partner with project controls to ensure preconstruction schedules align with cost baselines, forecasting models, governance frameworks, and execution tracking to minimize variance.
  • Support development of schedule risk analyses and scenario planning to improve decision-making and execution certainty.
  • Deliver fully coordinated preconstruction schedules to construction teams, ensuring clarity of scope, sequencing, critical path, procurement milestones, and mobilization plans.
  • Maintain continuity with construction teams to ensure preconstruction assumptions carry through into execution.
  • Serve as the scheduling liaison across development, design, power, project controls, and construction to ensure stakeholders operate from a unified schedule baseline and understand key milestones and dependencies.
  • Drive alignment around execution realism, schedule discipline, and repeatable scheduling methodologies.
  • Advance scheduling methodologies that support modularization, prefabrication, labor-efficient delivery, stronger handoffs between preconstruction and project controls, and improved governance.
  • Implement lessons learned from execution teams to refine future schedules, templates, and scheduling standards.
