About The Position

The Director of Operations oversees residential real estate property by managing leasing, maintenance, and other service activities through subordinate supervisors. This role ensures an exceptional level of customer service is maintained and acts as the person of authority for situations not covered in the Operating Manual. The Director of Operations will achieve the highest possible Net Operating Income through effective cost control and revenue improvement programs. They will also provide a full complement of high-quality staff through effective recruitment, training, motivation, and development programs. This role involves developing yearly operating budgets and sales/marketing plans, accurately preparing and conveying all operational and financial data to the Supervisor, and directing efforts to implement a sales and marketing plan that maximizes rental income and occupancy. The Director of Operations will implement or direct the implementation of all company policies and procedures, ensuring compliance. They will also ensure that all physical aspects of the property are functional, safe, and attractive, and that vacant units are ready for occupancy. This role involves directing and managing daily property activities to maintain resident goodwill and a strong customer service orientation, identifying and implementing creative programs to increase property value and offer services to residents, and participating in meetings to identify property goals and objectives. Additionally, the Director of Operations will monitor property achievement of reporting deadlines, write or monitor monthly reports, assist with the development of yearly financial budgets, present budgets and plans to the Supervisor, complete and analyze market studies, recommend and implement strategies, monitor and ensure compliance with policies, and train, direct, and supervise employees in daily computer functions.

Requirements

  • High school diploma or equivalent.
  • Ability to read and write English fluently.
  • Ability to perform advanced business mathematical functions.
  • Previous management experience in property management or related field is required. Generally 3-5 years.

Responsibilities

  • Achieve the highest possible Net Operating Income through implementation of effective cost control and revenue improvement programs.
  • Provide a full complement of high-quality staff through implementation of effective recruitment, training, motivation and development programs.
  • Develop yearly operating budgets and sales/marketing plans. Accurately prepare and convey all operational and financial data to the Supervisor in a timely manner with the assistance of other members of the staff.
  • Direct efforts to implement a sales and marketing plan which effectively maximizes rental income and results in high occupancy and competitive pricing through the leasing staff and personal efforts.
  • Implement or direct implementation of all policies and procedures as authorized in the company policy and procedures manuals. Ensure compliance as necessary.
  • Ensure through supervision of the maintenance team that all physical aspects of the property are at all times fully functional, safe and attractive and that all vacant units are kept ready for occupancy through all team members and personal efforts.
  • Direct and manage daily property activities in such a manner as to win and maintain the respect and goodwill of all residents. Maintain a consistent and strong customer service orientation.
  • Identify and implement creative programs to increase property value and to offer services to residents.
  • Participate in meetings as required. Identify property goals and objectives. Be responsive and receptive to needs, goals and objectives.
  • Monitor property achievement of reporting deadlines.
  • Write as necessary and/or monitor writing of monthly reports.
  • Assist with development of yearly financial budgets. Present yearly budgets and operating/marketing plans to Supervisor and participate in presentations.
  • Complete and analyze market studies assigned by Supervisor. Recommend and implement strategies based on results and assumptions.
  • Monitor and ensure property compliance with operational/marketing policies and procedures. Recommend changes as appropriate.
  • Train, direct and supervise employees in all daily computer functions. Responsible for validation of all input and reporting requirements.
