About The Position

Edgewood Properties, a leading real estate development and property management company founded in 1992 with corporate headquarters in New Jersey, is experiencing significant growth. The company's apartment portfolio of over 6,000 units is expected to double in the next few years and exceed 12,000 units within five years. Due to this rapid expansion and a strategy to develop and hold properties, Edgewood Properties is seeking qualified candidates to join their team. The Director of Residential Maintenance Operations will oversee maintenance operations across the company's multi-family residential property portfolio.

Requirements

Minimum of 5 years of senior-level maintenance management experience in multi-family property management or building/facility management.
Ability to use general office equipment and maintenance tools.
Ability to lift up to 60 pounds and work in various physical environments when necessary.
Valid driver’s license and automobile insurance required.
EPA Type I and Type II certification required.

Nice To Haves

College degree preferred.
Experience managing multiple maintenance teams preferred.
Strong communication, leadership, and organizational skills.
Ability to manage budgets, vendors, and maintenance operations effectively.
Additional certifications or licenses may be required depending on state or local regulations.

Responsibilities

Oversee maintenance operations across the residential portfolio.
Supervise maintenance staff, traveling maintenance teams, and third-party vendors.
Develop and implement maintenance policies, procedures, and preventive maintenance programs.
Ensure all properties remain clean, safe, and in proper working condition.
Maintain compliance with all local, state, and federal laws and regulations.
Conduct regular property inspections and work with on-site teams to improve performance.
Manage vendor contracts, service requests, inventory, and maintenance schedules.
Oversee apartment turnovers and ensure work quality meets company standards.
Assist with annual operating and capital expenditure budgets.
Monitor maintenance expenses and ensure spending remains within budget.
Support recruiting, hiring, training, scheduling, coaching, and evaluating maintenance staff.
Implement safety procedures, disaster response plans, and risk management practices.
Perform additional duties as assigned by executive leadership.
