About The Position

Please visit our website for additional background on our business platform – The Renovations and Turns Director monitors our vendor capacity while onboarding new contractors to align with increasing volume and new market expansion. Formulate executive level SPV reports to monitor KPI and financial performance. Main focus is to ensure renovations and turns are completed to the Second Avenue quality standards, and within our KPIs for cycle time and budget.

Requirements

  • Attention to detail and ability to make an effective schedule in accordance with priorities for that day, week, month.
  • Ability to work with various technology platforms and to take appropriate action.
  • Knowledge of Repairs & Maintenance, Renovations, and Turnkey operations.
  • Ability to use a computer proficiently, including Microsoft Outlook, Word, Excel, and property operating software.
  • Excellent customer service and interpersonal skills.
  • Professional verbal and written communication skills.
  • Strong time-management skills.
  • Ability to multi-task.
  • Ability to make quick and effective decisions. Ability to identify, analyze, and resolve issues.
  • Ability to be flexible and quickly adapt to changing business needs and processes.
  • Ability to set, manage and meet goals and deadlines.
  • Ability to exercise independent judgment and maintain confidentiality.
  • College degree required.
  • 10+ years of experience in residential property management.
  • 10+ years of experience in renovations
  • Advanced Excel, estimating, and communication skills.

Responsibilities

  • Manage starts cadence for even flow production.
  • Maintain and update current GC capacities per market.
  • Source, recruit, and onboard new vendors to support growth strategy.
  • Daily updates to the various trackers that are in use to ensure data integrity.
  • Provide cash flow forecast for clients through work in progress reports
  • Monitors sow of work per day levels to ensure KPI targets are met for turns and turns.
  • Prepare production reports for SPV and Ops meetings.
  • Updates GC price books to drive down overall renovation costs.
  • Create reports for the executive team as needed.
  • Perform other duties as assigned.
