About The Position

The Director of Project Development is a strategic growth leader responsible for driving market expansion and securing high-impact opportunities for FCL. This role cultivates and strengthens long-term, profitable relationships with both prospective and established clients, positioning FCL as the trusted partner of choice. Serving as a key connector between clients, operations, and executive leadership, the Director of Project Development shapes sales strategy, influences operational alignment, and identifies opportunities for innovation and continuous improvement. This individual consistently exceeds sales targets within targeted market segments while championing the full FCL Experience — from initial engagement and preconstruction through successful project execution. The ideal candidate is a relationship-driven strategist with strong business acumen, competitive insight, and the ability to translate vision into revenue-generating results.

Requirements

  • Bachelor’s degree in Construction Management or related field.
  • 10+ years of experience in commercial construction project management, preconstruction, or business development.
  • Proven success selling and securing large industrial construction projects (distribution, cold storage, manufacturing, data centers, etc.).
  • Strong understanding of design-build delivery and technical project management principles.
  • Ability to translate conceptual developer ideas into actionable plans and implementation strategies.
  • Demonstrated ability to manage multiple pursuits and clients simultaneously.
  • Strong executive presence, negotiation skills, and client-facing communication abilities.

Nice To Haves

  • Direct commercial construction sales/business development experience.
  • Proficiency in Bluebeam, MS Project, and Microsoft Office Suite (advanced Excel skills preferred).
  • Demonstrated ability to meet and exceed deadlines and revenue targets in high-performance environments.

Responsibilities

  • Develop and maintain strong, multi-level relationships with prospective and existing clients.
  • Engage with decision-makers across all constituents within target accounts.
  • Represent FCL at industry events, conferences, and networking opportunities.
  • Collaborate internally with operations, preconstruction, and executive leadership to position FCL for success.
  • Identify, qualify, and pursue high-value opportunities within designated market sectors.
  • Manage and maintain a healthy sales pipeline across all phases — from early pursuit through preconstruction and production.
  • Lead proposal strategy, oversee pursuit efforts, and support contract negotiations.
  • Ensure leadership engagement at critical stages of the sales cycle.
  • Integrate market intelligence and competitive positioning into sales strategies.
  • Contribute to the Company’s Strategic Business Plan and growth initiatives.
  • Ensure client expectations are met or exceeded from first conversation through project execution.
  • Respond proactively to client needs, resolve issues quickly, and maintain consistent communication.
  • Partner with internal stakeholders to ensure seamless transitions from sales to operations.
