About The Position

The Director of Procurement provides strategic leadership and operational oversight of the organization’s procurement function. This role is responsible for developing and implementing procurement strategies, collaborating with Property Management and Facilities to create policies and best practices that ensure cost-effective, compliant, and value-driven sourcing of goods and services across the portfolio. The Director collaborates closely with Property Operations, Facilities Management, Capital Planning, Legal, and senior leadership to support organizational objectives.

Requirements

  • Bachelor’s degree in business administration, Supply Chain Management, Hospitality/Real Estate Management or a related field required.
  • Six (6) or more years of progressive procurement experience within multi-family housing, real estate or similar field.
  • Strong negotiation, contract management, analytical, and communication skills.
  • Proficient in procurement software and tools.
  • Strategic thinking and decision-making abilities are required, along with excellent leadership and team management skills.
  • Mastery of residential procurement platforms.

Nice To Haves

  • Certified Professional in Supply Management (CPSM) or Certified Procurement Professional (CPP) is preferred.

Responsibilities

  • Develops and implements enterprise-wide procurement strategies aligned with organizational goals and budgets.
  • Establishes and maintains procurement strategies, policies, and best practices to optimize cost savings and operational efficiency.
  • Serves as the organization’s subject matter expert on procurement standards and sourcing strategy.
  • Collaborate with operations, development and maintenance teams to understand their procurement needs and requirements.
  • Stay abreast of market trends, economic factors and regulatory changes that may impact procurement.
  • Collaborate with Property Management, facilities and other internal stakeholders to identify, evaluate, and negotiate portfolio-wide contracts with suppliers.
  • Create Key Performance Indicators (KPIs) to monitor vendor performance.
  • Collaborate with Facilities and Property Management to create scopes of work, Requests for Proposals (RFPs) and service agreements while ensuring compliance with legal regulations and internal policies.
  • Oversee vendor onboarding and renewal processes.
  • Monitors supplier performance and resolve any issues or disputes that arise in collaboration with Facilities and where necessary, Property Management.
  • Analyze historical spending data to identify maverick spending and leverage bulk purchasing power to improve Net Operating Income.
  • Collaborate with Information Technology, Facilities and Property Management to lead and support the implementation of a procurement platform that enables controlled purchasing, vendor oversight, spend transparency, and timely payment for approved products and services.
  • Partner with Property Management during annual budget planning to provide accurate material and service forecasting.
