About The Position

The Director of Performance Analytics is a senior analytical and commercial leader who will join Venterra's Marketing team to help determine how the company invests to generate demand across its portfolio. This role is responsible for ensuring marketing investments are positioned strategically to capture the right quantity and quality of demand for each asset. The Director owns the analytical framework used to evaluate channel performance, traffic generation, lead quality, source attribution and property-level budget allocation, translating data into decisions that support leasing demand and property performance. The Director will develop a deep understanding of how renters search for apartments, how demand varies across markets and assets, and how marketing channels contribute to leasing outcomes. Using that understanding, the Director will determine where additional investment is likely to create value, where spend should be reduced or reallocated, and how strategy should adjust as property conditions change. The role will partner closely with Operations, Revenue Management, Asset Management, Finance, Data and Technology to develop a data-driven framework for marketing investment decisions across the portfolio and operationalize it across the portfolio.

Requirements

  • 7+ years of experience in one or more analytically rigorous disciplines, which may include marketing, commercial or business analytics, revenue management, pricing, strategy or consulting, finance, or a related field.
  • Bachelor's or advanced degree in Business, Analytics, Economics, Marketing, Finance, Statistics, Engineering, or a related field.
  • Demonstrated ability to independently analyze large and complex datasets, identify performance drivers and anomalies, form hypotheses, and translate findings into clear operational business decisions and recommendations.
  • Experience owning or materially influencing significant budget or investment decisions with accountability for economic outcomes.
  • Strong communication skills with the ability to summarize complex analytical findings for senior leadership and operational teams and drive decisions through execution.
  • Ability to define core KPIs and decision frameworks, quickly learn unfamiliar business domains, ask effective questions, challenge assumptions, and partner with specialists and cross-functional teams without relying on pre-existing subject-matter expertise.
  • Advanced proficiency with Excel, including the ability to work independently with large datasets and build clear, traceable analyses.

Nice To Haves

  • Experience with BI tools and SQL or Snowflake to extract data for downstream analysis is strongly preferred.
  • Experience applying analytics to marketing, customer acquisition, pricing, revenue management, or another demand-oriented commercial function is preferred.
  • Direct ownership of paid media or demand-generation budgets is helpful, but not required.
  • Familiarity with Google Ads, GA4, Google Tag Manager, Google Search Console, SEO platforms, and digital measurement practices is a plus.
  • Experience using AI tools to elevate an already advanced analytical capability.
  • Understanding of marketing source attribution and tracking infrastructure, including UTMs, pixels, conversion events and data-quality controls is preferred.

Responsibilities

  • Develop and own the analytical framework used to determine where, when and how much Venterra should invest in marketing across properties and measurable channels.
  • Evaluate and recommend multi-million-dollar portfolio and property-level marketing investment based on traffic requirements, lead quality, conversion, pricing power, availability, seasonality, occupancy and portfolio priorities.
  • Partner closely with Revenue Management, Operations, Marketing specialists and agency partners to translate analysis into channel actions and ensure marketing investment is synchronized with pricing, inventory and occupancy objectives.
  • Independently analyze large and imperfect datasets to identify performance drivers, anomalies, trends, and opportunities across the portfolio.
  • Evaluate performance by channel, campaign, market, region, community, customer segment, price point, floor plan, and unit type.
  • Connect marketing performance to downstream leasing, occupancy and revenue outcomes, distinguishing marketing constraints from pricing, availability, operational execution or follow-up issues.
  • Communicate complex analysis in a concise, decision-oriented way to senior leaders and cross-functional partners.
  • Evaluate the economic opportunity to grow organic traffic and reduce reliance on paid acquisition over time.
  • Partner with internal specialists, Data and Technology teams, and agency partners to establish baselines, identify and prioritize SEO and digital performance opportunities, and measure results.
