About The Position

Gray Residential is seeking a Director of People Operations to build out its internal people function. This role is hands-on, requiring a blend of HR fundamentals (compliance, employee relations, benefits, hiring, onboarding, documentation) and a focus on culture building and operational impact. The goal is to enhance the employee experience through engaging onboarding, world-class training, consistent communication, stronger management, and fostering a sense of connection among employees across the portfolio. The Director will manage the day-to-day people operations for both corporate and property management staff, with a focus on the practical realities of a workforce that includes a significant number of site operations employees (leasing, maintenance, management). Key responsibilities include employee relations, hiring and termination support, performance management, manager coaching, policy administration, benefits coordination, compliance, and documentation. The role also involves proactive problem-solving to improve onboarding, reduce turnover, enhance manager communication, and build employee engagement. Additionally, the Director will act as a recruiter and talent partner, assisting with job postings, candidate screening, interview coordination, hiring workflow improvements, and ensuring a positive new employee experience. The position requires bringing innovative ideas to improve hiring, training, management, retention, and development systems, partnering with ownership, property management leadership, and existing HR partners to define the future internal HR structure.

Requirements

  • Experience working with hourly or field-based teams.
  • Experience supporting multi-site operations, high-turnover workforces, or service-oriented hourly teams.
  • Sound judgment on compliance, employee relations, documentation, benefits, hiring, and terminations.
  • Ability to coach a regional leader through a hard conversation and build trust with frontline employees.
  • Practical and business-minded approach, understanding the connection between people decisions and operating outcomes (performance, retention, resident experience, NOI).
  • Clear and direct communication skills, with the ability to simplify complex or sensitive topics.
  • 5+ years of HR, people operations, recruiting, or employee relations experience preferred.
  • Meaningful exposure to hourly, distributed, or multi-location teams.

Responsibilities

  • Own the day-to-day people function for Gray Residential, supporting corporate and property management organizations.

  • Improve hiring workflows and ensure a positive new employee experience.
  • Bring ideas to build a more intentional system for hiring, training, management, retention, and development.
  • Partner with ownership, property management leadership, and fractional HR partner on internal HR structure.
