About The Position

This role supports the General Manager with complete oversight for financials and operations of an assigned portfolio to ensure 24/7 professional parking management. The Director of Operations will support company-wide programs and initiatives and assist with the individual needs of their operational teams.

Requirements

  • Understanding of P&L's.
  • Ability to run monthly client reports.
  • Ability to manage the client-LAZ relationship.
  • Willingness to travel to different locations on a daily/weekly basis.
  • Bachelor's Degree or equivalent work experience.
  • 3+ years of Multi-Unit Management Experience.
  • Knowledge of Excel, Word, Power Point and General Microsoft Office Applications.
  • Parking management experience of multiple locations is required.
  • Ability to seek improvement and create an environment of idea sharing and creative problem solving.
  • Strong customer service skills and abilities.
  • Ability to be approachable and facilitate coaching conversations with employees and managers.

Responsibilities

  • Handle Management Account clients, developing client relationships and ensuring business retention.
  • Maximize revenue, managed expenses, and customer satisfaction by maintaining high service thresholds aligned with client expectations.
  • Assist the region with business development, proposal, presentation, and transitions for new locations.
  • Lead, direct, and develop a team of employees to accomplish goals, embodying LAZ Parking’s culture.
  • Identify high-potential employees to support organizational growth.
  • Plan and execute the opening of new locations within the assigned portfolio.
  • Prepare budgets and conduct monthly reviews of profit/loss by location.
  • Organize and narrate parking management skills for Facilities Managers and Assistant Managers.
  • Understand, implement, and deliver all requirements outlined in contractual agreements with clients.
  • Prepare daily, weekly, monthly, and annual financial and operational reports.
  • Manage, plan, schedule, train, and direct the activities of Facilities Managers and Assistant Managers, potentially complying with Collective Bargaining Agreements.
  • Serve as a liaison to parking patrons and various stakeholder groups.
  • Implement and complete other projects, programs, and initiatives.
  • Participate in labor contract management if applicable.
  • Review and edit proposed parking, maintenance, etc. agreements.
  • Communicate with local police departments and emergency management teams regarding operations.
  • Organize and manage the oversight of event operations.
  • Monitor, review, and analyze market rate structures.
  • Complete other projects, programs, and initiatives that may arise from assigned portfolio operation.
  • Perform additional related duties as assigned.
