About The Position

Responsible for the daily activities required to operate, maintain, and service the facility and/or the events by performing the following duties personally or through subordinate supervisors. This role directs, supervises, and schedules all aspects of Operations, including Engineering/Maintenance, Building and Grounds, Cleaning/Custodial, IT, and Stagehands. The Director coordinates Operations activities with other departments and event-related contractors to ensure facility readiness and smooth event operation. This position implements and updates facility rules, regulations, policies, and procedures, and provides clear, concise, and timely communication of directives. The role oversees the maintenance of the Physical Plant, Theatrical Lighting, Sound, Audio Visual, and Stage Production equipment, ensuring safe operations of all systems. Responsibilities include assisting in budget preparation, authorizing requisitions, providing yearly inventory, and ensuring compliance with all laws, codes, and safety procedures. The Director develops training programs for employees on Fire/Life Safety, Emergency, and OSHA Procedures, and investigates and resolves operational problems. This role works closely with the General Manager on Service Agreements and Collective Bargaining Agreements, reviews contracts, negotiates with vendors and unions, and develops preventive maintenance schedules and safety policies. The Director acts as a liaison to public utility, environmental, and energy agencies, leads energy-saving initiatives, and coordinates special projects like construction or remodeling. Serving as MOD (Manager on Duty) is also required, with a focus on theater load-ins, performances, and load-outs. This position requires the ability to work at all Legends Global facilities in Wichita.

Requirements

  • Bachelor's Degree from technical college with major in Management or Maintenance Engineering, desired.
  • Minimum of 2 years’ experience in Supervising or Managing in a similar facility.
  • Knowledge and understanding of HVAC, hydronic heating and cooling systems, theatrical performance systems.
  • Additional experience may be substituted for education.
  • Supervisory experience required.
  • Excellent organization skills.
  • Ability to prioritize and to handle multiple projects simultaneously.
  • Good written, verbal and interpersonal skills required; ability to interact with all levels of staff including management.
  • Ability to effectively supervise staff.
  • Professional presentation, appearance and work ethic.
  • Knowledge of Microsoft Office, including Excel.
  • Must be able to learn Maintenance Manager Software program.
  • Ability to work with limited supervision and as a team member.
  • Requires ability to work flexible and extended hours, including nights, weekends, and holidays, in addition to normal business hours.
  • Ability to work at all Legends Global facilities in Wichita.

Responsibilities

  • Ensure that Operations Department receives pertinent information for the most effective use of the facility and staffing.

  • Assist in the preparation of the Annual Operating Budget and recommend a capital budget for long-range repairs and improvements to the facility.
  • Authorize the requisition of equipment and supplies within budget guidelines.
  • Provide yearly inventory of all equipment.
  • Ensure all laws, codes, ordinances, policies, procedures, Risk Management, safety precautions, rules/regulations and emergency procedures are followed.
  • Develop program to train all employees on Fire/Life Safety, Emergency and OSHA Procedures.
  • Investigate, analyze, and resolve operational problems and complaints.
  • Conduct periodic staff meetings to discuss procedures, problems, and policy changes.
  • Work closely with the General Manager in the preparation and negotiation of Service Agreements, and Collective Bargaining Agreements.
  • Review contracts for compliance with events and/or government specifications and suitability for occupancy.
  • Negotiate with vendors, unions (if applicable), contractors and/or service providers.
  • Develop and implement preventive maintenance schedules, emergency procedures, safety, and Risk Management policies in compliance with all Corporate and governmental regulations.
  • Act as liaison to public utility, environmental, and energy agencies.
  • Lead the facility in implementation of any energy saving guidelines.
  • Coordinate and oversee special projects, such as construction, remodeling, or expansion.
  • Plan and direct outside vendors/contractors work to assure compliance with contracts and safety requirements.
  • Serve as MOD (Manager on Duty) as required with special focus on theater load-ins, performances and load-outs.
  • Manage subordinate supervisors in departments such as Changeover, Housekeeping, Facility Maintenance, Operations, Production, Engineering, Carpenters, Electricians, Plumbers, Stagehands, and Security.
  • Carry out supervisory responsibilities in accordance with Legends Global’s policies and applicable laws, including interviewing, hiring, training, assigning work, appraising performance, rewarding, disciplining, addressing complaints, and resolving problems.
