About The Position

Director of Marketing and Business Development – Multifamily Real Estate Location: Austin, Texas (Hybrid with on-site flexibility) Employment Type: Full-Time Lead Property Management Growth in Central Texas Multifamily Market Drive aggressive expansion for our multifamily real estate portfolio by securing and growing third-party management contracts, while supporting strategic property acquisitions. In this hands-on "player-coach" role, you'll execute high-impact marketing and business development to add units under management, boost occupancy and revenue, and build owner relationships—then scale your team during our 6–12 month acceleration phase. What You'll Do Own property management portfolio growth: Prospect owners and brokers, pitch operational value (expertise, occupancy optimization, tech tools), negotiate contracts, onboard properties seamlessly, and retain/expand clients for recurring fee revenue. Develop unified growth strategy: Combine third-party contracts with property acquisitions and portfolio synergies. Lead multifamily marketing: Digital campaigns (SEO, PPC, Apartments.com listings), local outreach, referral programs, and branding to drive occupancy and support third-party pitches. Drive business development: Source and close multifamily acquisitions; build broker and owner networks for expansion. Build/Utilize essential infrastructure: CRM, marketing automation, attribution tracking, contract/acquisition playbooks, and performance dashboards. Execute hands-on initially (campaigns, owner outreach, deal pursuit); recruit and mentor 2–6 team members over the next 6–12 months. Track and report key metrics: New contracts/units added, occupancy rates, fee revenue growth, acquisition closes. Growth Phases Months 0–6: Hands-on contract wins, process setup, initial team building. Months 6–12+: Strategic leadership, team scaling, larger third-party expansions and acquisitions. What We're Looking For 8–12+ years in marketing, business development, or growth roles; property management sales, or related experience securing and expanding contracts/portfolios. Proven results in third-party portfolio growth (e.g., added units under management, new contracts secured, fee revenue increases—quantifiable examples required). Experience building functions in lean, scaling environments. Bachelor's degree in Marketing, Business, Real Estate, or related field (advanced degree/certifications a plus). Essential Skills Expertise in third-party multifamily sales: Owner prospecting, contract negotiation, onboarding, client retention. Multifamily leasing and occupancy optimization strategies. B2B BD for acquisitions: Networking, due diligence, deal closure. Proficiency with digital tools (Google Analytics/Ads, SEO platforms, CRM). Data-driven mindset for optimization, forecasting, and ROI tracking. Entrepreneurial; thrives in ambiguity and fast-paced growth. Strong communication and relationship-building skills for owner/broker engagement. Preferred Familiarity with Central Texas multifamily real estate market. Experience with portfolio integration or owner relationship management.
