About The Position

The Director of Maintenance is responsible for leading all maintenance, repair, construction, and capital improvement activities across a portfolio of properties. This position ensures that building systems, equipment, and infrastructure are maintained to the highest standards while supporting operational excellence, regulatory compliance, cost control, and long-term asset preservation. The Director serves as a strategic partner to Property Management and provides leadership to maintenance teams, contractors, and vendors.

Requirements

10+ years of experience as a Maintenance Manager, Superintendent or Project Manager
5+ years’ experience managing union/non-union maintenance employees
Strong technical knowledge of building systems, mechanical systems, and construction practices.
Experience with construction, apartment renovations, equipment replacements, and preservation projects preferred.
Working knowledge of complex Building Management Systems (BMS) and building automation systems.
Ability to follow OSHA guidelines and maintain safe work practices at all times.
Proficiency in Microsoft Word and Excel.
Experience with Yardi, Avid, SiteCompli, and HappyCo.
Excellent leadership skills with the ability to train, mentor, and develop direct reports.
Strong oral and written communication skills.
Strong organizational skills and attention to detail.
Strong analytical and problem-solving abilities.
Ability to manage multiple projects, deadlines, and priorities while effectively planning work activities.
Knowledge of local, city, and state agency processes, procedures, and regulatory requirements, including NYC compliance standards.
Strategic thinking, professionalism, integrity, honesty, and ethical business practices

Responsibilities

Oversee daily maintenance operations and ensure timely completion of work orders.
Conduct property inspections and evaluate building conditions.
Monitor maintenance performance metrics and implement process improvements.
Maintain accurate maintenance logs, records, and reporting systems.
Provide expertise in HVAC, plumbing, electrical, life safety, and mechanical systems.
Develop and oversee preventive maintenance programs.
Troubleshoot complex building system issues and implement corrective actions.
Review blueprints, riser diagrams, system schematics, and construction documents.
Support operation of boilers, chillers, cooling towers, generators, geothermal, cogeneration, and microgrid systems.
Monitor and optimize building automation systems and controls.
Analyze energy consumption, alarms, and system performance.
Coordinate system upgrades, programming changes, and vendor support.
Ensure systems are commissioned, calibrated, documented, and operating efficiently.
Train staff on BMS operation and alarm response procedures.
Manage renovation, repair, and capital improvement projects.
Review plans, specifications, scopes of work, and contractor proposals.
Assist with bid development, vendor selection, and contract administration.
Monitor project budgets, schedules, and quality standards.
Manage contractor and vendor performance.
Ensure compliance with contract requirements and safety standards.
Evaluate opportunities to perform work in-house when practical.
Maintain strong vendor relationships and accountability measures.
Supervise union and non-union maintenance personnel.
Train, mentor, and develop maintenance staff.
Promote safety, professionalism, and operational excellence.
Support budget development, capital planning, and cost-control initiatives.
Manage procurement, inventory, and equipment replacement planning.
Ensure compliance with OSHA and applicable local, state, and federal regulations.
Partner with Property Management on operational improvements and strategic initiatives.
Provide 24/7 support for critical building emergencies.
Coordinate emergency repairs and system recovery efforts.
