About The Position

The Director of Maintenance is responsible for all phases of physical community management of the campus, including supervision of maintenance, grounds, and housekeeping staff. This role involves negotiating and overseeing building contracts and services, ensuring the upkeep of the entire campus through daily maintenance operations and preventative maintenance. The Director of Maintenance serves as a professional member of the management team, assisting in long-range strategic planning and ongoing problem-solving, and supports the Executive Director with operational issues as needed.

Requirements

  • Four-year degree in a related field and/or at least six years’ experience working on a multifamily apartment campus, hospital, nursing home, or senior living community.
  • Valid Driver’s License and ability to maintain acceptable driving record.
  • Experience in effectively relating to an aging population.
  • Excellent communication skills, both oral and written.
  • Experience supervising staff with a demonstrated ability to use good judgment.
  • Strong organizational and time management skills.
  • Sound knowledge of property management practices.
  • Broad and comprehensive knowledge of physical plant issues including mechanical and electrical systems, HVAC, exterior maintenance, interior maintenance, fire safety systems.
  • Demonstrated ability to negotiate service contracts for quality services at the best value.
  • Ability to develop and adhere to operating budgets.
  • Skill in the use of computer programs; able to document and track departmental activities and develop systems for efficient service delivery.
  • Effective team member, working to foster cooperation and work satisfaction amongst all staff.

Responsibilities

  • Adhere to all company personnel directives and ensure maintenance staff do the same.
  • Maintain strong positive relationships with residents, families, staff, the Board of Directors, and GLM team members.
  • Represent the organization in a manner consistent with its mission and values.
  • Supervise all current and future campus maintenance and grounds personnel, providing direction, administering corrections, and evaluating performance.
  • Monitor time off, perform annual reviews, and administer disciplinary procedures.
  • Develop and implement methods for work safety assurance, including compliance with OSHA guidelines.
  • Take responsibility for the appearance and physical upkeep of properties, ensuring buildings and grounds are pristine and in good repair.
  • Perform daily rounds to identify maintenance and/or housekeeping issues.
  • Ensure all work orders are completed in a timely and thorough manner.
  • Work with the Executive Director, Business Office Manager, Director of Nursing, and Director of Sales to monitor move-ins and move-outs, supervise staff in timely turnovers, and ensure vacant apartments are market-ready.
  • Manage financial aspects of physical community operations, including invoice review and coding, approval of expenditures, and preparation of annual budgets.
  • Adhere to budgetary guidelines.
  • Assist in identifying building and grounds needs, prioritizing issues, and planning projects within budget constraints.
  • Order supplies and equipment, evaluating prices and using multiple vendors for optimal value.
  • Negotiate and oversee all building contracts (fire safety, telephone, landscaping, snow removal, HVAC, elevator, painting, carpet replacement).
  • Ensure contracts are current and bid out as needed for best value and service quality.
  • Track insurance policies and vendor information.
  • Develop systems for tracking and managing inventory and preventative maintenance tasks.
  • Plan and oversee all capital projects on the property.
  • Implement and maintain maintenance software programs.
  • Serve as a member of the management team, fostering cooperation and teamwork.
  • Communicate effectively with all campus staff.
  • Provide weekly, monthly, and annual reporting to the Executive Director.
  • Perform other duties as assigned.
