About The Position

Garden Street Communities is seeking an entrepreneurial leader for the role of Director of Land Acquisition and Development in San Antonio, TX. This role involves managing the entire land life-cycle, from identifying raw property to developing finished lots. Requirements

• A persistent attitude
• Basic computer and Excel skills
• Ability to use online GIS tools (e.g., property appraiser; county GIS mapper)
• Knowledge of land, finished lot, and site development costs within the San Antonio market.
• Local contacts within the San Antonio area, including brokers, site contractors, and engineers (consultants).
• Acquisition Experience: finding, underwriting, and acquiring residential land.
• Entitlement Experience: rezoning, permitting, and construction plan approvals for residential subdivisions.
• Site Development Experience: managing site contractors, overseeing budgets and schedules, hard-scape and landscape installations, platting lots, and project closeout.

Responsibilities

• Hands-on management of the entire land life-cycle
• Find and purchase property(s) in Bexar, Guadalupe, and Comal counties.
• Coordinate and manage properties rezoning, permits and approvals, site civil construction, and platting of finished lots
• Manage and approve necessary documents and invoices
