About The Position

Korean Women's Association (KWA) is seeking an experienced Director of Housing & Real Estate to lead our affordable housing, real estate development, and asset management portfolio. This senior leadership role oversees LIHTC properties, HUD Section 202 housing, HOME and CDBG-funded housing, and commercial real estate operations. This position serves as the KWA Representative, responsible for portfolio performance, compliance, capital improvements, and affordable housing development.

Requirements

Bachelor's degree in Real Estate, Finance, Urban Planning, Business, or related field
7–10+ years in: Affordable housing development Real estate asset management Property management oversight
Direct experience with: LIHTC transactions HUD, HOME, and CDBG funding programs

Nice To Haves

Master's degree preferred
Experience in capital projects or commercial real estate preferred

Responsibilities

Oversee real estate portfolio management and third-party property management companies
Ensure compliance with: HUD (Section 202) LIHTC (Low-Income Housing Tax Credit) HOME & CDBG programs
Manage compliance reporting, audits, recertifications, and inspections
Lead capital improvement projects and rehabilitation projects
Lead real estate development lifecycle (feasibility → financing → construction → lease-up → stabilization)
Oversee commercial property leasing, tenant relations, and asset performance
Manage operating expenses, budgets, and maintenance planning
Develop real estate investment strategy and portfolio optimization plans
Negotiate and manage property management agreements, construction contracts, and vendor contracts
Act as KWA Representative for development and construction projects
