About The Position

Capstone On-Campus Management (COCM) is seeking a Director of Operations to provide overall leadership for a student housing community. This role involves acting as a communication liaison between ownership and key stakeholders, fiscal oversight, managing accounts payable and receivable, enforcing housing agreement terms and community regulations, supervising facility maintenance, and supervising staff. The position requires a blend of managerial and interpersonal skills to support staff and residents while maintaining a fiscally efficient operation. Collaboration with all stakeholders is essential. The ideal candidate is enthusiastic, possesses a strong work ethic, and has good interpersonal skills.

Requirements

  • Bachelor’s Degree required.
  • 3-5 years of experience in Housing/Residence Life at a College/University or property management
  • Experience working with student populations.
  • Experience in facilities management or asset management including management of operating and capital budgets.
  • Strong communication and interpersonal skills with the ability to collaborate effectively with students, staff, and campus partners.
  • Proficiency with Microsoft Office and student housing management software.
  • Ability to operate standard office equipment (e.g., copier, computer, telephone).
  • Experience supervising full-time staff.
  • Strong attention to detail and organizational skills.
  • Ability to manage multiple tasks and competing priorities in a dynamic environment.
  • Ability to live on-site and serve on-call rotation.
  • Ability to lift and/or move up to 35 pounds.

Nice To Haves

  • Master’s degree in student Personnel, Higher Education or Business or a related field of study preferred.

Responsibilities

  • Day-to-day oversight of staff within the community.
  • Oversee human resource functions such as benefits, worker’s compensation claims, payroll processing, hiring, training and evaluating direct and indirect reporting staff.
  • Onsite coordination, communication, and liaison with all stakeholders.
  • Distribute regular status reports about the residential community including a weekly operations report.
  • Support leasing, marketing, and residence life initiatives for the community.
  • Provide fiscal oversight by creating, implementing and managing the operating and capital budgets. This includes developing annual budget proposals, presenting budgets to the Owners for approval, ensuring all expenditures fall within budget expectations, planning for unexpected expenses, tracking, and approving expenditures, accounts payable functions, submitting monthly budget variance explanations, and communicating with corporate accountants.
  • Perform monthly reviews of financial statements.
  • Ensure execution of daily facilities maintenance, preventative maintenance plan, grounds, and housekeeping.
  • Works directly maintenance staff to ensure completion of work orders in a timely manner.
  • Identify vendors and negotiate contracts for services provided.
  • Manage annual “turn” of apartments between contracts including communication with vendors and walking apartments for final preparation prior to move in.
  • Participates in 24-hour emergency response rotation while documenting incidents. Being on duty requires the Director be within a 30-minute response radius of the community.
  • Develop and foster a strong community environment while proactively supporting resident needs, concerns, and overall satisfaction.
  • Assist in managing resident behavioral disputes and promote compliance with community standards and policies.
  • Other duties as assigned.
