About The Position

The Director of Finance is a key member of the Resort Leadership Team, responsible for providing strategic financial leadership, protecting company assets, and ensuring the financial health of the Resort, Residences, and Owners Association. This role oversees all finance functions, including reporting, budgeting, forecasting, internal controls, compliance, treasury, and residential accounting, while supporting ownership, operational leaders, and corporate stakeholders. The Director of Finance is also responsible for developing and mentoring the Finance team while ensuring compliance with management agreements, governing documents, loan covenants, and company policies. Prior experience in a mixed-use residential hotel is preferred. This position reports to the General Manager and is part of the Planning Committee (resort leadership team).

Requirements

  • 3–5 years of Director of Finance experience in a luxury hospitality, resort, residential, or similar environment preferred.
  • Strong knowledge of accounting, financial reporting, budgeting, forecasting, internal controls, and business operations.
  • Proven leadership experience with the ability to develop and inspire high-performing teams.
  • Strong analytical, organizational, and problem-solving skills.
  • Excellent verbal and written communication skills.
  • Ability to build relationships and influence stakeholders at all levels.
  • High level of integrity, professionalism, and business ethics.
  • Bachelor's degree in Accounting, Finance, Business Administration, or related field preferred.
  • Bilingual English/Spanish skills preferred.

Responsibilities

  • Provide strategic financial leadership for the Resort, Residences, and Homeowners Association (HOA), serving as a key member of the Resort Leadership Team and Planning Committee.
  • Safeguard assets and financial resources while maximizing profitability, cash flow, and long-term asset value.
  • Lead all financial planning activities, including annual budgets, forecasts, long-range plans, capital budgets, reserve funding plans, and cash flow projections.
  • Prepare, review, and present accurate financial statements, analyses, forecasts, and management reports in accordance with GAAP, USALI, HOA requirements, and Four Seasons standards.
  • Oversee all financial aspects of the Residential and HOA operations, including accounting, reporting, assessments, reserve studies, capital replacement funding, and board reporting requirements.
  • Partner with ownership, HOA Boards, Residential Management, leadership teams, and department heads to provide financial guidance and support strategic decision-making.
  • Ensure compliance with internal controls, contracts, leases, management agreements, governing documents, loan covenants, and applicable regulatory requirements.
  • Ensure compliance with federal, state, and local tax regulations, including hotel, residential, HOA, sales, lodging, payroll, withholding, and use taxes.
  • Coordinate with external auditors, tax advisors, legal counsel, lenders, and ownership representatives on audits, compliance matters, tax planning, and financial reporting.
  • Monitor and manage revenue, expenses, labor costs, productivity, accounts receivable, collections, purchasing controls, treasury functions, and cash management activities.
  • Oversee monthly balance sheet reconciliations, bank reconciliations, debt schedules, interest accruals, and financial close processes to ensure accuracy and compliance.
  • Evaluate and mitigate financial, operational, compliance, and business risks across hotel, residential, and HOA operations.
  • Support contract negotiations and financial review of vendor agreements, residential management agreements, easements, shared-use agreements, and owner-related arrangements.
  • Lead financial due diligence, analysis, and business case development for capital projects, reserve expenditures, operational enhancements, and asset improvement initiatives.
  • Drive operational excellence through process improvements, efficiency initiatives, and identification of new business opportunities that enhance property performance.
  • Develop, mentor, and coach Finance team members while fostering a culture of accountability, continuous learning, career development, and high performance.
  • Build and maintain strong relationships with ownership, HOA Boards, auditors, banking partners, corporate leadership, and other key stakeholders.
  • Promote ethical business practices, transparency, compliance, employee engagement, safety initiatives, and cross-functional collaboration throughout the property.
  • Stay current on changes in accounting standards, tax laws, HOA regulations, hospitality industry practices, and emerging financial trends to ensure adoption of best practices.
