About The Position

We're looking for a Director of Facilities Operations who is ready to move beyond managing individual contracts and help lead an entire portfolio of Federal Operations & Maintenance programs. Working closely with the Vice President of Facilities, you'll mentor Project Managers, strengthen operational consistency, improve business performance, and help shape the future direction of our Facilities organization. The Director of Facilities Operations is a senior operational leadership role responsible for the oversight, performance, and compliance of multiple Federal O&M contract portfolios. This position ensures contracts are executed efficiently and in full compliance with contractual deliverables, regulatory requirements, quality standards, and client expectations. The Director provides strategic guidance and supervision to Project Managers, embeds operational discipline, and ensures proactive execution rather than reactive firefighting. This role balances strategic oversight with operational accountability and is critical to scaling the Facilities organization in support of current and future growth.

Requirements

  • Bachelor's degree in Facilities Management, Engineering, Business Administration, or related field (or equivalent experience).
  • Minimum 10–12 years of progressive facilities operations experience, including federal O&M contract oversight.
  • Demonstrated leadership of multi-site facilities or portfolio management.
  • Strong understanding of federal contracting performance, compliance, and quality requirements.
  • Proven ability to lead and coach multi-disciplinary teams.
  • Exceptional strategic planning, budgeting, and negotiation skills.
  • Ability to interpret complex contracts and regulatory requirements.
  • Excellent communication skills, both written and verbal.
  • Demonstrated ability to manage large, complex portfolios across geographically dispersed locations.

Nice To Haves

  • CFM, CPMM, PMP, or similar facilities-related certification.
  • Licensure in one or more trades preferred but not required.
  • Experience with ISO 9001 quality management systems.
  • An existing government clearance, and/or TS clearance is preferred, or ability to obtain a security clearance.

Responsibilities

  • Portfolio ownership of assigned O&M contracts with full accountability for performance, compliance, and risk.
  • Integrate quality and ISO 9001 principles into contract execution - not as an audit function but embedded in how PMs operate.
  • Proactively identify and mitigate portfolio risks before they impact contract performance or client relations.
  • Supervise and develop Project Managers within the portfolio.
  • Coach PMs to operate proactively, including regular 30/60/90 planning and deliverable tracking.
  • Ensure PMs understand the distinction between operational oversight and execution (delegation to site subject-matter experts).
  • Ensure monthly budget reviews and deliverable tracking by PMs.
  • Provide guidance and corrective direction when variances or financial risks are identified.
  • Maintain structured cadences, including weekly rolling notes and regular portfolio reviews.
  • Enforce consistent documentation practices (e.g., meeting minutes, compliance logs, performance records).
  • Serve as a primary escalation point for contract performance issues.
  • Maintain strong working relationships with CORs/COs, ensuring client expectations are met or exceeded.
  • Support the Transition Manager during phase-in/phase-out activities where applicable.
  • Ensure operational readiness through transitions without disrupting steady-state performance.
