About The Position

Fitch Irick Corporation, headquartered in Charlotte, NC, has over 30 years of expertise in affordable housing development and property management. With a portfolio of over 12,000 units in 250 properties, Fitch Irick seeks to make a positive impact by developing and managing properties that meet the housing needs of residents. The Director of Development will play a key role in managing and overseeing all aspects of the development process for new affordable housing projects. This position will work closely with cross-functional teams, including finance, operations, and construction, to ensure successful project delivery that aligns with Fitch Irick’s business goals, timelines, and budget constraints. The Development Manager will manage multiple projects simultaneously and will be responsible for all phases of development, from initial project conception to final property completion.

Requirements

  • Bachelor’s degree in Real Estate, Construction Management, Urban Planning, Business, or related field.
  • 5+ years of experience in real estate development, project management, or construction management, preferably within affordable housing.
  • Familiarity with Low-Income Housing Tax Credit (LIHTC) projects and financing is strongly preferred.
  • Strong understanding of project management principles, financial modeling, and budgeting.
  • Ability to oversee multiple projects concurrently while maintaining high attention to detail.
  • Proficient in Microsoft Office Suite and project management software (e.g., MS Project, Procore).
  • Knowledge of zoning, building codes, and construction regulations.
  • Excellent communication, negotiation, and interpersonal skills.
  • Strong problem-solving skills and the ability to address project issues in a timely manner.
  • Valid Driver’s License required.

Nice To Haves

  • A Master’s degree is a plus.
  • Project Management Professional (PMP) or similar certification is a plus.

Responsibilities

  • Lead the planning, coordination, and execution of new construction and renovation projects, including timeline management, scope definition, and resource allocation.
  • Oversee and manage all stages of development projects, from initiation and planning through to execution, monitoring, and closeout.
  • Conduct Assist Business Development with site evaluations, feasibility studies, and due diligence for potential development opportunities, ensuring the site is suitable for the intended project.
  • Provide oversight and management of project budgets. Assisting Capital Markets with securing financing. Managing funds throughout the development process.
  • Ensure projects stay within budget while meeting quality standards.
  • Ensure all projects comply with local, state, and federal regulations, including but not limited to HUD, Rural Development, Low-Income Housing Tax Credit Program guidelines, and state qualified allocation plans (QAP).
  • Obtain all necessary permits and approvals.
  • Build and maintain relationships with contractors, architects, engineers, and other vendors. Oversee the selection process, manage contracts, and ensure the timely and quality completion of project milestones.
  • Identify and address potential risks to project timelines, budgets, and quality, working with internal teams and external partners to mitigate issues.
  • Work closely with the property management and operations teams to ensure developments are designed with operational efficiency and resident satisfaction in mind.
  • Regularly report project progress to senior leadership, providing updates on budget, timelines, and any changes to the scope of the project.
  • Engage with local stakeholders, including residents, community organizations, and local government agencies, to foster positive relationships and ensure developments align with community needs.
  • Oversee the handoff process once the project is completed, ensuring the property meets operational standards and is ready for occupancy.
