YOUR NEXT OPPORTUNITY: The Director, Corporate Real Estate will lead the strategic planning and management of our real estate portfolio across a growing electrical contracting organization. This corporate role ensures our facilities and properties align with business goals—optimizing cost, reducing risk, and supporting an environment where our teams can thrive. Responsibilities span the full real estate lifecycle, including site selection, lease negotiations, construction oversight, and property disposition. WHAT YOU’LL DO: Portfolio Strategy & Asset Management Strategic Planning : Develop a multi-year real estate strategy that supports headcount growth, hybrid work models, and market expansion. Lease Administration : oversee the global lease portfolio, ensuring critical dates (renewals, terminations, options) are tracked and actioned proactively. Space Utilization : Analyze occupancy data to identify opportunities for consolidation, subleasing, or expansion to maximize ROI per square foot. Financial Modeling : Partner with Finance to forecast real estate OpEx and CapEx, manage occupancy costs, and perform "lease vs. buy" analyses. 2. Transactions & Deal Making Site Selection: Lead the process for identifying new office locations, conducting market research, and performing due diligence on potential sites. Negotiation: Serve as the lead negotiator for complex lease agreements, amendments, and purchase contracts, working closely with external brokers and internal legal counsel. Stakeholder Alignment: Present business cases to the C-Suite for major real estate transactions, clearly outlining financial impact and strategic benefits. 3. Capital Projects & Construction Project Governance: Oversee all major capital projects (new builds, relocations, renovations) from concept to closeout, ensuring they are delivered on time and within budget. Vendor Management: Select and manage external partners, including architects, general contractors, project management firms, and furniture dealers. Design Standards: Establish and enforce global design guidelines to ensure brand consistency and operational efficiency across all offices. 4. Workplace Strategy & Operations The "Future of Work": Design workplace strategies that support hybrid teams, focusing on collaboration zones, hoteling/desk-sharing ratios, and technology integration. Facilities Oversight: Provide high-level leadership to the Facilities Management function, ensuring that the physical maintenance of assets preserves their value and safety.
