We are seeking an experienced and strategic Director of Civil Development and Estimating to lead civil development planning, pre-construction estimating, and feasibility efforts for new multifamily and single-family-for-rent projects throughout the Southeast. This role will oversee the development of accurate and competitive project budgets by analyzing site conditions, civil scope, subcontractor pricing, labor and material costs, and other market data.

Requirements

  • Bachelor’s degree in Civil Engineering, Construction Management, Architecture, Real Estate Development, or a related field required.
  • 8+ years of progressive experience in civil construction, land development, estimating, pre-construction, or a related field, with demonstrated leadership experience.
  • Proven success developing and managing civil development estimates and budgets for multifamily, single-family-for-rent, residential, or similar development projects.
  • Strong understanding of construction estimating, project management, development processes, and basic accounting and financial concepts.
  • Demonstrated ability to evaluate project feasibility, analyze development costs, and identify project risks and opportunities.
  • Experience managing relationships and negotiations with civil contractors, consultants, vendors, and other external partners.
  • Ability to effectively communicate complex development and estimating information to both technical and non-technical stakeholders.

Responsibilities

  • Lead civil development and estimating activities throughout the Southeast.
  • Review and evaluate potential development sites to assess civil feasibility, development requirements, site constraints, and anticipated costs.
  • Provide economic feasibility studies, preliminary budgets, conceptual estimates, and detailed cost estimates for proposed projects.
  • Develop and maintain accurate civil development budgets throughout the project lifecycle, updating estimates as project scope, design, and market conditions evolve.
  • Analyze site plans, civil drawings, development documents, specifications, geotechnical information, utility requirements, and other project documentation to identify scope and cost considerations.
  • Establish appropriate estimating methodologies, benchmarks, metrics, and assumptions to produce accurate and defensible project estimates.
  • Collect, analyze, and maintain current subcontractor, vendor, labor, and material pricing to support competitive and accurate estimates.
  • Solicit, evaluate, and negotiate proposals, bids, and quotes from civil contractors, consultants, and other project partners.
  • Conduct site visits and collaborate with internal and external stakeholders to gather information necessary for project feasibility and estimating.
  • Identify and evaluate project risks, cost drivers, value-engineering opportunities, and potential cost savings.
  • Develop detailed estimating reports, budgets, bid analyses, and recommendations for review by senior leadership.
  • Provide leadership and guidance on civil development assumptions, sitework costs, infrastructure requirements, and other development-related considerations.
  • Establish and maintain strong relationships with civil engineers, architects, subcontractors, vendors, municipalities, and other key stakeholders.
  • Monitor market conditions and construction cost trends to identify potential impacts to project budgets and development strategies.
  • Support due diligence, acquisition, entitlement, and pre-construction activities by providing civil development expertise and cost analysis.
  • Participate in project and investment reviews and communicate key findings, assumptions, risks, and recommendations to leadership.
  • Perform related work as apparent or assigned.
