About The Position

Archway Communities is seeking a Director of Asset Management to provide strategic leadership for their real estate portfolio. This role, reporting to the CFO, is responsible for property and portfolio business planning, financial analysis, performance monitoring, and communication with stakeholders to ensure the long-term financial sustainability and preservation of Archway's assets. The Director will maintain an enterprise view of portfolio health, identify risks, and develop actionable strategies to preserve asset performance and value. This position collaborates closely with Operations, Accounting and Finance, and Real Estate departments. The Director will lead the assessment and corrective action planning for underperforming properties, setting recovery objectives and monitoring results. This role does not have direct reports and will lead through analysis, coordination, project management, and influence.

Requirements

  • Minimum of seven years of progressively responsible experience in multifamily real estate asset management, affordable housing, real estate finance, property operations, development, or a related field.
  • Demonstrated experience developing property business plans, financial forecasts, and strategic recommendations.
  • Demonstrated experience analyzing multifamily property financial statements, operating results, budgets, and key performance indicators.
  • Experience communicating with lenders, investors, ownership partners, or other real estate financial stakeholders.
  • Demonstrated ability to lead complex, cross-functional initiatives and coordinate stakeholders across multiple functional areas.
  • Strong strategic and financial understanding of multifamily real estate, including NOI, cash flow, DSCR, occupancy, vacancy, bad debt, operating expenses, reserves, and capital planning.
  • Advanced financial analysis and Excel modeling skills.
  • Ability to translate complex financial and operating information into clear business plans and strategic recommendations.
  • Strong project management and cross-functional leadership skills, including the ability to influence outcomes without direct authority over functional teams.
  • Strong lender, investor, executive-level, written, and verbal communication skills.
  • Ability to balance detailed property analysis with long-term portfolio strategy.
  • Ability to manage multiple properties, priorities, stakeholders, and deadlines simultaneously.
  • Strong judgment, initiative, analytical thinking, problem-solving skills, and commitment to Archway Communities' mission.
  • Ability to sit or stand while maintaining alertness for several hours at a time.
  • Ability to view and enter data on a computer for extended periods.
  • Ability to communicate clearly and concisely in person, by phone, and in writing.
  • Ability to travel to and walk properties, including stairs and outdoor areas, during site visits.
  • Must have reliable access to transportation.

Nice To Haves

  • Bachelor's degree in Finance, Real Estate, Business Administration, Economics, Accounting, Urban Planning, or a related field.
  • A graduate degree or relevant professional certification.
  • Affordable housing, Low-Income Housing Tax Credit (LIHTC), supportive housing, or other regulated housing experience.
  • Experience evaluating and executing multifamily real estate financing transactions, including refinancing, debt sizing, lender negotiations, due diligence, and transaction closing.
  • Affordable housing financing experience.

Responsibilities

  • Establish and advance Archway's long-term asset management framework, including property business planning, corrective action planning, portfolio performance standards, and clear roles and decision rights.
  • Develop and maintain strategic business plans for properties, establishing annual and multi-year financial and performance objectives.
  • Develop and maintain multi-year financial models and forecasts incorporating rents, occupancy, vacancy, bad debt, operating expenses, capital needs, reserves, debt service, and cash flow.
  • Identify portfolio-level risks, opportunities, trends, and strategic priorities, and evaluate long-term asset strategies.
  • Lead monthly and quarterly analysis of property and portfolio performance, comparing actual performance to approved plans and identifying variances.
  • Develop and maintain multi-year forecasts, dashboards, and tools to evaluate portfolio health.
  • Evaluate property liquidity, reserve adequacy, cash flow availability, and capital funding needs.
  • Conduct regular property visits to understand physical condition, operating performance, capital needs, and market conditions.
  • Serve as a primary Asset Management contact for lenders, investors, ownership partners, and other financial stakeholders.
  • Understand and monitor material ownership, partnership, and financing structures.
  • Prepare and coordinate required financial and operating reporting, and lead discussions with lenders and investors.
  • Maintain awareness of lender and investor performance requirements and reporting deadlines.
  • Identify properties requiring enhanced Asset Management attention.
  • Lead cross-functional root-cause analysis and develop corrective action or stabilization plans for underperforming properties.
  • Serve as project manager for the overall corrective action plan, coordinating functional leaders and facilitating resolution of barriers.
  • Partner with functional leaders to translate property business plans into coordinated departmental priorities.
  • Lead or co-lead asset management and financial workstreams for refinancing and recapitalization initiatives.
  • Partner with Real Estate leadership on acquisition, preservation, redevelopment, repositioning, partnership, and other strategies.
  • Review development and acquisition underwriting, operating pro formas, financing and reserve assumptions, and stabilization projections.
  • Develop concise portfolio reporting for the CFO, executive leadership, committees, lenders, investors, and other stakeholders.
  • Present portfolio performance, business plans, financial outlooks, and strategic recommendations to organizational leadership and committees.
  • Develop and continuously improve Asset Management processes, tools, standards, and reporting practices.
