About The Position

The Lewis Group of Companies, one of the nation’s largest privately-owned real estate developers, is seeking an experienced candidate for the important role Director, Multifamily Construction, to lead the construction management of projects throughout the Inland Empire area of Southern California. The Lewis Group of Companies focuses on developing mixed-use planned communities & residential subdivisions in California & Nevada, as well as building multifamily communities, shopping centers, and office/industrial space. As the new Director, Multifamily Construction, you will manage overall coordination and oversight of the development and construction activities for select rental home communities, ensuring compliance with best practices related to construction, and implementing all Lewis standards. You will be responsible for community/municipality and vendor relations at a local level, scheduling, and internal/third-party employee management – all while striving to have all assigned projects completed at a high standard of excellence. Working under the general supervision of the VP Multifamily Construction, you will provide overall leadership of Multifamily Construction for assigned projects, including Design and Permitting assistance, construction through completion, and the turnover to Lewis Property Management.

Requirements

  • 10+ years of construction and development experience, prioritizing work among multiple sites.
  • Highly proficient in construction processes and protocols, means and methods, scheduling, and cost control of single-family and multifamily buildings.
  • Excel & MS Office/MS Project skills.
  • Good problem-solving and communication skills, including public speaking and presenting.
  • Reliable transportation and a valid license are required for auto travel to company projects.

Responsibilities

  • Provide in-depth constructability review of the plans.
  • Review construction documents, specifications, and submittals and provide potential cost reduction and value engineering opportunities.
  • Work with the GC, and the VP of Purchasing to identify job specific scope needs, bid package strategy, review of bidders list, and seeking out new subcontractors, or vendors, as may be required.
  • Understand schedule parameters and have full knowledge of the complete project budget.
  • Ensure that all necessary approvals are in place, and obtain all necessary permits needed to start and continuously execute the work.
  • Continuously follow up with various authorities as needed, to ensure that we obtain all necessary permits.
  • Separate from the building permit plan check approval process, follow up with the Engineering Division to get approval for any off-site plans, including the issuance of the formal signed mylars.
  • Work with the General Contractor to develop budgets, schedules, project approach, phasing/turn sequence, site fencing, construction office location, trade parking, security, and temporary power and water.
  • Continuously monitor, update, and communicate the schedules to the Multifamily team and Property Management staff as needed.
  • Initial review of subcontractor Buyout Authorizations (BOA), prior to forwarding them with recommendations to the VP of Multifamily Purchasing for review and approval.
  • Attend the Weekly Owner/Architect/Contractor meetings and incorporate Property Management into these meetings, starting about 3 months prior to the leasing office turnover.
  • Follow up with design consultants, or internal team to resolve any outstanding RFIs and/or Submittals.
  • Follow up with the General Contractor for any outstanding Submittal Requirements.
  • Issue any Construction Directives as may be required.
  • Keep Lewis senior managers apprised of all issues known or potentially foreseeable that might impact schedule, budget, or quality of work.
  • Monitor the General Contractor for adherence to the project schedule, budget, and quality control.
  • Work with the General Contractor to develop budgets, schedules, project approach, and phasing/turn sequence, site fencing, construction office location, trade parking, security, and temporary power and water.
  • Continuously monitor, update, and communicate the schedules to Multifamily team and Property Management staff as needed.
  • Work with the Purchasing staff to review, negotiate, and approve contractors’ requests for change orders.
  • Meet with General Contractor’s field superintendent(s) daily to keep abreast of current and upcoming work.
  • Discuss any current issues.
  • Work with GC to establish requirements for “Frame/Box Walks” at the leasing building, the model units, and new production apartment homes.
  • Ensure all discussions are properly documented with resulting directives distributed to the construction team.
  • Follow up to make sure any changes are adhered to.
  • Report to VP Construction any requested field deviations and recommended course of action as these types of issues occur.
  • Walk all units for acceptance with the General Contractor, then again with Property Management and walk all landscape turnovers with the General Contractor, Landscape Maintenance, and Property Management.
  • Complete all horizontal and vertical inspections by using checklists that have been developed by Lewis and reside on the Procore platform on site and on a by-building basis as milestones are met or deficiencies are discovered.
  • Review and approve General Contractor’s monthly progress payment application.
  • Verify all work in place vs what has been billed.
  • Review and approve site work trade contractors' monthly progress payment applications.
  • Verify all work in place vs what has been billed out.
