About The Position

This position supports Mercy's philosophy of patient centered care by providing an environment that is best suited for staff to care for patients to ensure patients will safely receive the best care possible. This will be accomplished by continual maintenance and improvement of the facilities and equipment. It also includes creating new spaces that allow for improved programs and care.

Requirements

  • 5+ years working in facilities management or construction management required.
  • Bachelors Degree or equivalent experience required
  • Must have Valid Driver’s License
  • Must have and maintain a good driving record. Motor vehicle record will be reviewed as part of the background check prior to hire or transfer.

Nice To Haves

  • Experience in healthcare industry preferred
  • Certified Healthcare Facilities Manager (CLFM), preferred

Responsibilities

  • Manages Facilities Management Department (221), Bio-Medical Engineering Department (224) and Building Utilities (215)
  • Develops and administers annual operating budget
  • Evaluates FTE and contract labor needs based on work order load, size of the facilities being maintained, quantity of equipment being maintained, preventative maintenance needs and industry averages.
  • Develops and maintains comprehensive facilities plan that outlines goals for energy and systems improvement, and plans for replacement of critical building components
  • Manages building utility systems
  • Manages accounts with major utility suppliers. Contracts with some to ensure locked-in price of purchased utilities.
  • Develops programs and initiatives to continually improve the efficiency of our buildings
  • Participates in capital planning and construction
  • Works with department heads, administration, and Strategic Planning to develop yearly and long term capital plans
  • Oversees the management of all capital and repair projects that involve design and construction
  • Coordinates with tenants for the design and construction of leased spaces
  • Ensures that capital projects are managed to stay within the budget and schedule approved by the Ops Council and/or the Board of Trustees
  • Maintains relationships with contractors and consultants. Makes decisions regarding choice of contractors and consultants for individual projects.
  • Directs the work of construction being self-performed by internal forces. Ensures that quality standards are held and that cost and schedule are maintained.
  • Oversees the management of all Mercy property including MPS property
  • Oversees all leasing arrangements and agreements
  • Ensures all Mercy property is being properly maintained and that future repairs are being planned for.
  • Ensures code and regulatory compliance
  • Understands The Joint Commission (TJC), Centers for Medicare & Medicaid Services (CMS) and Iowa Department of Inspections and Appeals (DIA) requirements and ensures these requirements are maintained in the physical environment
  • Follows Mercy's safety guidelines, carries out job-specific safety duties and responsibilities, and promptly reports any unsafe conditions, situations, incidents and injuries.
