About The Position

The Digital Marketing Manager is a data-driven position responsible for leading our online marketing strategy with a strong focus on marketing analytics and Google Ads campaign oversight. This role will be central to driving qualified leads and increasing rentals/reservations through digital media. The ideal candidate is a skilled analyst of marketing data sources (Google Ads, Google Analytics and first-party data) and experienced in managing digital media campaigns for multi-location businesses (ideally self-storage). The Digital Marketing Manager will manage an agency relationship for the company and simultaneously build the future team and infrastructure to manage campaigns internally.

Requirements

  • Bachelor’s degree in Marketing, Business Analytics, or related field.
  • 4–6 years of experience in digital marketing, with at least 2 years managing Google Ads campaigns at scale (multi-location self-storage experience strongly preferred).
  • Expertise in Google Ads, GA4, Looker Studio, Tag Manager, and Excel/Sheets.
  • Proven ability to analyze large datasets, extract actionable insights, and design dashboards and reporting to measure performance.
  • Strong organizational skills with the ability to manage multiple projects simultaneously.
  • Excellent communication skills, both written and verbal.

  • The ideal candidate will have experience coordinating agency relationships and experience leading internal associates that directly operate campaigns.

Responsibilities

  • Leads the company’s agency in developing, managing, and optimizing paid search campaigns (Google Ads, Microsoft Ads) and other digital media to drive rentals across all facilities.
  • Oversees digital advertising budgets, ensuring efficient allocation across campaigns, geographies, and storage facilities.
  • Tests and refines bidding strategies, audience targeting, and keyword selection to maximize performance.
  • Manages remarketing, display, and Performance Max campaigns tailored to localized markets.
  • Manages industry performance marketing channels to drive conversions within acquisition cost targets.
  • Builds, monitors, and maintains dashboards in Google Analytics 4 (GA4), Looker Studio, and BigQuery to track KPIs such as cost per rental, online reservation rate, and ROAS.
  • Defines marketing attribution models to measure the impact of paid, organic, and other channels on conversions.
  • Conducts in-depth performance analyses by market, facility, and channel to identify growth opportunities.
  • Translates complex analytics into actionable insights and clear reports for leadership.
  • Collaborates with operations, revenue management, asset management and third-party management teams to align marketing efforts with occupancy goals.
  • Coordinates with external vendors/agencies on campaign execution, SEO initiatives, and call tracking solutions.
  • Monitors competitor marketing activity and industry benchmarks.
