About The Position

Reporting to the President, the Development Manager is responsible for facilitating the development process from initial concept design through to construction and final delivery. Oversee the planning, execution, and delivery of real estate development projects from inception to completion. The navigation of complex projects while coordinating with various stakeholders including external consultants to ensure developments are completed on time, within budget and in accordance with the projects vision.

Requirements

  • Post-secondary education in a related field of study (Engineering, Urban Planning).
  • 5 years of related work experience in land development, construction or real estate development.
  • Strong understanding and ability to navigate the municipal approvals process such as Official Plan Amendments, Zoning Amendments, Committee of Adjustment, Draft Plan of Condominium and Part Lot Control.
  • Knowledge of construction management and construction practices.; ability to read drawings and analyze proposals.
  • Strong knowledge of Microsoft Office (Outlook, Excel, Work, PowerPoint).
  • Excellent time management skills and the ability to work to strict deadlines.
  • Strong organizational and administrative skills with keen attention to detail and time management skills.
  • Demonstrated strong communication skills, verbal and written.
  • Innovative and creative problem solver who has experience challenging the status quo to make improvements.
  • Valid driver’s license with the ability to travel throughout the city.

Nice To Haves

  • Experience with AutoCAD, photoshop and Microsoft Project would be considered an asset.

Responsibilities

  • Conduct market research and feasibility studies to assess potential development opportunities; develop project scopes, budgets, and timelines in collaboration with stakeholders.
  • Track master project schedules and budgets to ensure accuracy in billing and progress; raise concerns, issues or discrepancies.
  • Develop and manage project budgets and financial pro forma models using MS Excel, supporting ongoing financial planning and decision-making.
  • Serve as the primary point of contact for all project stakeholders, including internal teams, external consultants, government agencies, and community members.
  • Initiate the request for proposals (RFTs) by clearly defining the scope of work, objectives, and criteria for selection; distribute RFP’s and systematically review ache submitted proposal against predetermined criteria.
  • Facilitate communication and collaboration among diverse groups to ensure project alignment and support; lead project meetings ensuring information is consistently being disseminated among all stakeholders.
  • Navigate and secure necessary permits and approvals from local authorities, ensuring adherence to zoning laws, building codes, and environmental regulations.
  • Preparing various reports, documents and presentations for various internal and external stakeholders.
  • Represent the organization at internal and external land development meetings, contributing insights and updates on project progress and developments.
  • Coordinate the submission documents for development application files.
  • Collaborate with internal Leasing, Construction and Finance teams to execute on projects.
  • Regularly attend on-site project visits in collaboration with the President to assess project progress, ensure adherence to timelines and evaluate the quality of work.
  • Collaborate closely with the president to monitor and manage changes in project scope, ensuring alignment with business goals and stakeholder expectations.
  • Contribute to the project management of capital improvement projects as required.
