About The Position

The Development & Capital Strategy Associate is a critical role within Prime Group's corporate platform, supporting the firm's real estate development pipeline, capital markets activity, and strategic financial operations. This position is distinct from the multi-family and commercial asset management functions — it operates at the firm level, working directly with senior leadership to originate and structure new development opportunities, execute debt and equity financing strategies, ensure loan covenant compliance across the portfolio, and reconcile financial reporting between internal systems and lender or investor deliverables. A key priority of this role is advancing Prime Group's artificial intelligence and technology initiatives, identifying tools and processes that improve analytical capabilities, reporting efficiency, and decision-making across the organization. The ideal candidate is highly analytical, tech-forward, and thrives in a fast-paced entrepreneurial environment.

Requirements

  • Bachelor’s degree (B.A. / B.S.) in Real Estate, Finance, Economics, Accounting, Business Administration, or related field required.
  • 2–5 years of experience in real estate development, capital markets, investment banking, private equity, corporate finance, or a related field.
  • Demonstrated experience with debt financing, loan documentation, or covenant compliance in a real estate or financial services context preferred.
  • Exposure to AI tools, data analytics platforms, or technology implementation in a real estate or finance environment strongly preferred.
  • Advanced proficiency in Microsoft Excel, including complex financial modeling, DCF analysis, waterfall structures, and scenario/sensitivity analysis; Argus Enterprise experience a plus.
  • Demonstrated interest in and working knowledge of artificial intelligence tools, automation platforms, and proptech solutions as applied to real estate finance and operations.
  • Strong financial reconciliation skills; ability to identify and resolve discrepancies across multiple reporting systems and data sources.
  • Familiarity with loan agreements, covenant structures, lender compliance reporting, and debt capital markets terminology.
  • Strong written and verbal communication skills; ability to produce polished investor-facing materials, lender submissions, and internal executive reports.
  • Highly organized with exceptional attention to detail; capable of managing multiple high-priority workstreams and deadlines simultaneously.
  • Entrepreneurial mindset with a strong sense of ownership, intellectual curiosity, and desire to grow within a vertically integrated real estate development platform.

Responsibilities

  • Support the identification, evaluation, and underwriting of ground-up development and value-add investment opportunities, including site tours, market studies, and preliminary feasibility assessments.
  • Prepare and maintain development proformas incorporating land costs, hard and soft construction costs, financing assumptions, absorption schedules, and projected stabilized returns.
  • Assist in advancing the entitlement process by coordinating with municipal agencies, land use attorneys, architects, civil engineers, and other consultants.
  • Track and maintain the development pipeline, updating deal status, key milestones, cost-to-complete estimates, and return metrics for senior leadership review.
  • Research market fundamentals including supply and demand dynamics, comparable rent and sales data, demographic trends, and submarket positioning to support development decisions.
  • Coordinate post-acquisition and post-closing activities to integrate new development projects into the firm's ownership and reporting structure.
  • Support the structuring and origination of construction loans, bridge loans, permanent debt, and agency financing across the firm's development and investment portfolio.
  • Assist in the preparation of loan packages, lender presentations, credit memoranda, and term sheet negotiations for submission to banks, debt funds, life companies, and agency lenders.
  • Coordinate equity capitalization efforts including preparation of investment memoranda, joint venture structures, preferred equity arrangements, and co-investment materials for institutional and private equity partners.
  • Assist in the negotiation and closing of joint venture agreements, mezzanine financing, and other capital structures under the direction of senior leadership.
  • Monitor debt capital markets, interest rate trends, and lending conditions to identify optimal financing windows and inform firm-wide capital strategy.
  • Support the preparation and review of loan closing documents, including organizational documents, title and survey, insurance requirements, and lender due diligence checklists.
  • Own and maintain a centralized loan covenant tracking system across all active debt obligations in the portfolio, monitoring financial covenants including debt service coverage ratios (DSCR), loan-to-value (LTV) thresholds, occupancy requirements, net worth and liquidity covenants, and completion guaranty milestones.
  • Prepare and submit all required lender compliance certificates, covenant compliance reports, and borrowing base certificates on a monthly, quarterly, and annual basis in strict accordance with each loan agreement.
  • Proactively flag upcoming reporting deadlines, potential covenant trigger events, or cure period requirements to senior leadership well in advance, with supporting analysis and recommended courses of action.
  • Coordinate construction draw requests, lender inspections, and project completion certifications for development-stage assets, ensuring timely funding and documentation.
  • Assist in the preparation of lender waiver requests, loan modification packages, extension requests, and restructuring documentation as directed by senior leadership.
  • Serve as the primary point of coordination between the firm's accounting, legal, and asset management teams and external lenders on all compliance and reporting matters.
  • Reconcile financial reporting across the portfolio by cross-referencing property-level operating statements, construction draw schedules, lender compliance reports, and investor reporting packages to ensure accuracy and consistency.
  • Identify, investigate, and resolve discrepancies between accounting records, management reports, and external lender or investor submissions in coordination with the accounting and asset management teams.
  • Prepare monthly, quarterly, and annual portfolio-level financial reports including variance analyses, NOI summaries, debt maturity schedules, and capital account statements for internal leadership and external stakeholders.
  • Assist in the preparation and review of annual operating budgets, capital expenditure plans, and development cost budgets; track actuals-to-budget performance and produce variance commentary.
  • Support the due diligence process for potential acquisitions and development projects, including review of financial statements, rent rolls, title reports, environmental assessments, and third-party appraisals.
  • Maintain accurate and up-to-date records of all financial models, draw schedules, cost trackers, and reporting templates used across the development and capital strategy function.
  • Lead and champion the firm's adoption of artificial intelligence, machine learning, and advanced data analytics tools across the development, capital markets, and financial reporting functions — this is a core priority of the role.
  • Identify, evaluate, and implement AI-powered platforms and automation tools that improve efficiency in financial modeling, underwriting, market research, covenant tracking, and investor reporting workflows.
  • Research and assess emerging proptech and fintech solutions including AI-driven rent forecasting, construction cost estimation, automated covenant monitoring, and portfolio analytics platforms; present recommendations and ROI analyses to senior leadership.
  • Build and maintain internal data dashboards and reporting infrastructure that integrate AI-generated insights with operational and financial data across the firm's portfolio.
  • Partner with the accounting, asset management, and IT functions to automate repetitive reporting and reconciliation processes using AI tools, reducing manual effort and improving data accuracy.
  • Stay current on industry developments in real estate AI, proptech, and data strategy; serve as the firm's internal subject matter expert and advocate for technology-driven innovation.
  • Assist in the preparation of investor presentations, pitch decks, offering memoranda, and capital raise materials for new development and acquisition opportunities.
  • Support ongoing investor communications including distribution notices, capital call letters, quarterly performance updates, and annual reports in coordination with senior leadership.
  • Conduct research on prospective equity partners, family offices, and institutional investors to support the firm's capital raise and business development efforts.
  • Performs other related duties and assignments as required.
