About The Position

This role involves organizing project design ideas and information using various software and drafting methods to produce designs, working drawings, schedules, details, and notes. The Designer I will coordinate with external parties, develop concept layouts, prepare design narratives, and calculate residential program metrics. They will work closely with the project team to deliver schematic design (SD) packages and entitlement sets, revising drawings to address feedback and comments. Collaboration with the project team is key for coordinating design documents and applications for submission to owners, contractors, vendors, and authorities having jurisdiction (AHJ). The position requires research into zoning codes, building codes, and environmental regulations, as well as assisting with site visits and as-built documentation. Maintaining knowledge of building codes and entitlement processes, and exploring emerging architectural design trends are also part of the role.

Requirements

Bachelor’s Degree (or foreign equivalent) in Architecture, Urban Planning, or related field.
3 years of work experience in the job offered or substantially similar as Intern/Architectural Designer I, Emerging Professional II, Emerging Professional III.
Experience in organizing and translating project design concepts, sketches, and specifications into detailed working drawings, schedules, details, and notes using Revit, Sketchup, InDesign and other graphic software.
Experience in converting, cleaning, and integrating CAD and Rhino files into Revit while maintaining geometry accuracy, layer structure, and material assignments.
Experience in preparing cohesive schematic document sets by assembling and coordinating individual drawings, diagrams, and details in alignment with office drafting standards.
Experience in drawing and sketching directly over existing plans to explore and develop multiple conceptual plan alternatives.
Ability to revise and update existing documents based on redlines, markups, and team feedback to maintain accuracy throughout project phases.
Experience coordinating with consultants, contractors, vendors, and other external parties to integrate information into current and future project documentation.
Ability to assist in developing project goals, plan layouts, and material/color selections to support design direction.
Knowledge on research zoning codes, building codes (including CBC), design guidelines, and environmental regulations to support entitlement and compliance efforts.
Experience with collaborating with a project team to prepare design packages and applications for submission to owners, contractors, vendors, and authorities having jurisdiction (AHJ).
Ability to produce 3D models, renderings, and presentation graphics to effectively convey design intent to clients and stakeholders.
Experience maintaining organized project files, schedules, and task tracking to meet deadlines in a fast-paced design environment.
Knowledge of current design trends, materials, and technologies to inform creative and functional solutions.

Responsibilities

Organize project design ideas and information using computer-aided drafting and design (CADD) on Revit, Sketchup, and other graphic software, or conventional drafting methods, based on preliminary concepts, sketches, specification sheets, and other data, to produce designs, working drawings, schedules, details, and notes.
Coordinate with all outside parties engaged in the project and integrate information into current and future project documents according to the industry standards.
Develop concept layouts; prepare design narratives, material palettes, and color studies that align with established project goals.
Calculate residential program metrics (e.g., gross square footage, parking counts, unit counts) and incorporate results into project documentation.
Work closely with project team to deliver SD packages and entitlement sets using prior experience in organizing, assembling, and coordinating individual drawings into a cohesive set of schematic documents as required.
Revise and annotate drawings to address redlines, mark-ups, and permitting comments throughout the project life-cycle.
Collaborate with project team to coordinate design documents and applications for submission to owners, contractors, vendors, and authority having jurisdiction (AHJ) for plan review as necessary.
Research, observe, and otherwise obtain information from all relevant sources to ensure compliance with zoning codes, building codes, and/or environmental regulations and address economic or legal issues.
Assist with other duties as necessary (i.e. site visits, as-builts, code research, etc.)
Maintain operating knowledge of building codes and entitlement processes and criteria (zoning codes and design guidelines for the local area), apply insights to ongoing projects.
Explore and expand knowledge in emerging architectural design trends.
