About The Position

The Data Center Owner's Representative Construction Manager leads all aspects of data center construction projects. The role requires a strong track record of ensuring vendor compliance with construction agreements and managing overall project budgets and schedules for projects of varying size and complexity. The Construction Manager works with the general contractor to establish a critical-path-based, cost- and resource-loaded master project schedule, and creates and manages the master project budget, including hard and soft costs, bonds, insurance, contingencies, and allowances. The role supports contractor prequalification, bid solicitation and analysis, recommendations, and contract negotiations with the client and legal counsel. It coordinates design-team activities, permitting and authority approvals, constructability reviews, cost estimating, value engineering, cash-flow projections, and the procurement and scheduling of owner-direct vendors and consultants. During construction, the role leads the general contractor and directly contracted vendors, manages cost and change control, budget and schedule tracking, document control, quality assurance and quality control oversight, invoice and payment processing, and project meetings. It tracks key project records such as submittals, RFIs, change orders, invoices, payment records, and lien releases. The role initiates closeout ahead of project completion, establishes and tracks closeout documentation, assists with final inspections and occupancy, and manages punch-list and substantial- and final-completion processes. It also helps resolve outstanding change orders, quality issues, and disputes; processes final payments and retention; and prepares final project accounting and budget reporting. SOX control responsibilities may apply. On-site requirements may vary based on client needs. The company describes its working environment as healthy, productive, flexible, and respectful of work-life balance.
